Extension Plan - where to put ensuite?

See attached. The proposed position and the alternative position are on the first floor plan.

Proposed position is practical - over the ground floor utility and close to services/drain/soil pipe all on that side. However I wonder if it will feel like the best place for it or maybe just squeezed in a bit and making the rest of the room an awkward shape.

I like the alternative position on the other side of the room but do wonder how much of a hassle/extra cost/risk of over complicating it would be to get the pipes and drains to feed I to the services on the other side. Would they be boxing them in and feeding them through the underneath of the bedroom and over the kitchen which doesn't sound ideal.

Any thoughts about this or points regarding the plan I. general. By the way, the sewer pipe 3 meter rule is a hard line. Couldn't get a build over agreement so 3m easement needs to be maintained.

Oh is there a notch on your garage giving you like a wonky corridor to back garden ?

there would be. currently it's just a long straight corridor to back garden along side of house but this plan is to step out the house 1.1metre which would take it up to the garage corner and block access - hence the plan to cut out a chunk of the garage side.

I really like Jonny’s mix it up option. Then you get a window in your ensuite too and the shower steam doesn’t have to enter your bedroom.

Id still look at having the toilet not directly leading to the main living space, personally.

Thanks, had thought about this. Maybe unnecessarily so but I thought it may be more expensive and pushing the budget further. I was planning not to touch other rooms and just add in the the back and side to keep things as simple (and affordable) as possible so was worried about cost creep from doing more reconfiguration. Stuff like we have fitted wardrobes in the main bedroom, and if we did what you suggest then our bed would need to move onto that wall with wardrobes so ripping those out, then their is a radiator where the entrance to ensuite would have to be. I just kind of got put off by the extra cost as budget is tight so thought keeping it to a simple rear and side extension.

Definitely consider bed size - the plans show a standard double and no space for a bigger bed. Personally I would sacrifice bathroom space for a King, or ideally super king. I think the suggestion of putting the master at the front with the current bathroom is best.

I’ve lived in a house that had a similar extension and ensuite. Be aware that your toilet will be inches from the (narrow) bed. Think about the noise/smell when one of you is in bed and the other is using the loo - it’s really not nice.

I don’t think your proposed extension is big enough for an ensuite. And a standard double is too small for two adults.

Thanks. Yes, we have a king size bed. Is 20 square meters ish not enough for a comfortable king size bed, ensuite and modest wardrobe?

The toilet proximity is valid. might put the door like in attached pic or might extend into that alcove on the other side of the bedroom which is the alternative plan - would be 2.7m wide and put the ensuite there. I just worry about the plumbing side of things. Don't fancy a boxed in soil pipe running under my bed and over my kitchen.

If you put the en-suite at the far side away from current services the builders will dig up the rear garden to put a new connection in
They won’t chase it through the floor because pipes have to be laid to fall and there won’t be the floor depth for that

If you are looking at making this as cost effective as possible I would avoid that idea

Why not do the mix it up suggestion but not create an ensuite? Just have two bathrooms, none that are ensuite. A lot of people don’t actually like en-suites, especially when there isn’t enough separation between the bed and the toilet/shower. I have only had one once and hated how humid my bedroom was after every shower. I had much rather let that humid air out on the landing or through a window.

If you do have an en-suite, just change the door to be on your right as you enter the bedroom, so the layout is the same as every modern hotel (premier inn Included)- the max distance and sound insulation from the bathroom door to my pillow is key.

Like other posters I don’t really like en-suites in a family home unless it’s massive, I’d always prefer 2 family bathrooms, or maybe a separate toilet and larger bathroom.
