It's amazing how many people don't realise that the place will be empty when they buy it, though. I have had prospective buyers say things like, "I don't like where the sofas are placed" as if they are having to move their stuff in around mine. Some people are weird!

If I was gonna sell a house, I would book a very large van for the day
I would move every single item I own into the van
Get the photographs taken and then put it back again.

It’s a shame estate agents have to resort to AI to show the potential. Unbelievably lazy for the owners not to make at least a bit of an effort. All this shows us how unloved this house is and who wants a house that hasn’t been looked after and maintained.

That's really interesting. I like that the agent shows both pictures so it isn't misleading but helps people like me with no vision to see how it could look.

However if I was actually house hunting my next thoughts would be all that clutter hides a lot of missed maintenance 🤪. Plus I'd assume the conveyancing would be a nightmare as they would be disorganised.

I don’t know about this specific house but in my area these types of properties are rarely priced accordingly.

Very likely to be rented - I've viewed a rented house and although they had to allow a viewing, they didn't have to make any effort - one guy was still in bed!

Yes mostly likely a rented place although when we were looking for a house a couple of years ago we saw some shockers with their owners living there. Just absolutely lazy and the house priced very ambitiously.

I had a quick look at 'nearby sold' as I don't know the area at all, and a couple of similar ones went in 2022 and 2023 for around the £215k mark - and prices have gone up since then, so I'd estimate at least £25k has been knocked off due to condition. I haven't done a detailed look, though, so I might be wrong.

That has read flags all over. Definitely rented & given what's going on with the PRS, I would think the owner will struggle to get vacant possession anytime soon.

Or someone with ADHD. I ran a successful property business but my own house looks like shit. 😁

My ex in laws used to live like this clutter and crud under piles of junk like a couple of Stigs of the dump, no disablities or problems just lazy. They used to call me posh because I kept a clean and tidy home.😀

If you have a viewings clause in the tenancy agreement, viewings are allowed with proper notice. Especially if the tenant gives notice, it allows for a shorter void period and that keeps rents down, so it's not always a bad thing.

A tenant is entitled to "quiet enjoyment" tho, so I always waited for vacant possession but that sets the selling/re-renting process back months.
