First time selling house

I am a bag of nerves and hadn't realised how impatient I am. Selling our first home and I expected to have had more activity by now. We've had 1 viewing, loads of advert clicks, but that's it. Can anyone offer constructive feedback?

house looks well presented. As long as it’s priced right it will sell. Finding little interest in houses around our way at the moment, viewings very slow.

It looks very well presented. You could maybe tone down the colours of the feature walls to something more neutral. However. this wouldn't be a big job for a prospective buyer, so shouldn't in itself put people off, even if not to their taste. Is it priced to match similar houses recently sold or on sale in the area? Is there a glut of similar houses on the market?

It looks a nice enough house to me.

A lot of property on the road has been sold recently, so I would be looking at yours in comparison to those as regards pricing.

The house looks well presented, but just based on those two listings it would suggest it's a smidge overpriced.

Don't let anyone tell you that the colour of the walls make a difference to the sale.

Your agent may be one issue. I and many others would discount it purely on that basis. Looking at sold prices it looks like you get much less house than others that have sold in the area.

For me, it's the fact that it's on with Purplebricks that's the problem. When I was looking to buy I gave up looking at anything being sold by them as it was impossible to view - I'd make an appointment for, say, 11am on a Saturday, and then they'd change it half an hour beforehand for 3pm the following Tuesday, when I had to be in the office 60 miles away. I've also heard awful things about their conveyancing process, but don't have personal experience of that.

Purple Bricks. I wouldn’t go near anything with them. I wouldn’t trust them to raise viewings or progress a sale. False economy.

The house looks fine. I’m not keen on the colours, but that’s personal taste and shouldn’t make a difference.

I prefer photos that show the house in a flow, so outside, hall kitchen, living rooms, cloakroom, bedrooms, bathrooms, then garden. Otherwise it looks a bit disjointed.

It looks a very well presented house. However having all the lights on would put me off a bit, I would think it’s a very dark house (although I would have the sense to think your estate agent probably advised it).

Oh and just seen it’s on with Purple Bricks!!! I would have to absolutely love the house to want to view it!!

Purple Bricks would be sufficient to deter me from viewing unless the house was completely unique/amazing.

I hear what a previous poster is saying re: all the lights on, but virtually every time we've sold, the EA or their photographer has insisted it's what they do.....

As the others say, you need to use a real local agent and price your house in line with 2025 sold prices on your road.
It's well presented, so it will sell if the price is right and you use a proper estate agent.

Markets slow at the moment. And now going into holiday season…. We priced on par with similar houses then they all reduced. So also had too… hand full of viewings but it only takes one. Took us 2 momths to sell ours.

You might sell ok but as you have heard on here, many people won't ever look at a Purple Bricks property. I guess you have paid upfront so you may want to give it a few weeks, but then quickly move to a knowledgable local EA with good TwentyEA Insights stats.

Now, personally, I would discount your property because it is in a 10 out of 10 crime area. But I doubt that many people really evaluate that info so you are probably fine.

The video makes the rooms look strange and small.
Wall colours are fine. It is nicely presented.

I actually know the road and people who live there
For the plot size and nearby sold prices, it's overpriced.

like many others I would have to be desperate to even enquire about a house listed with that company.

not many buyers are desperate so they are bypassing your place - perhaps.

take a deep breath, take it off the market, find a really good local agent and get new pics done (remove or fold up the hideous clothes thing in the back garden), them re-market it in September.

listen carefully to others re pricing.

It's a perfectly nice house but there are two obvious problems:
Based on previous sales, it's around 10-15% over priced. As others have pointed out, previous similar houses have sold for less.
Purple Bricks- they have a terrible reputation and some buyers choose to avoid them.

What would make me think twice about viewing is the fact it has no bath only a large shower, which personally I don't mind but I have 3 small children and I think a bath is important for them and with 4 bedrooms this is marketed at families. Obviously nothing you can do about that but it would put me off sorry

There is a bath clearly marked on the floorplan.

In the bathroom photo, there is clearly just a walk in shower where the bath is on the floorplan.

It looks like it's overpriced, sorry. Plus Purplebricks is a no-no for so many

@janeandmarysmum if you look on the video walk through it is a bath footprint shower. Not an actual bath

Your house looks lovely and is very well presented, great job there. If you want to sell it, find a proper agent. People run away from online agents. The house we bought was on with Yopa and before that with Purple Bricks. I tried so many times to get an appointment to view it and finally gave up, it was frustrating and proved impossible. As soon as they went on with a normal agent, we were able to book a viewing and we bought it. It was trying to sell for a year before that with online agents.

Purplebricks. I wouldn’t buy a house with them for the reasons outlined above but also because my experience of the people that use them is that they are looking to save just a little on the fees and therefore will be an absolute nightmare in the conveyancing process, stripping the house bare and trying to squeeze more money to buy light fixtures etc. they need to spell check that listing too.
also - offers in the region of? Pick your price and stick to it.

It’s a lovely house, paint doesn’t bother me although the red is very bright!

I would agree with PP that Purple Bricks immediately puts me off.

Also the back garden was so beautiful when you bought it! It looks a bit boring now, probably not helped by the large cabin, but some weeding of the patio and some colour in plant pots would make it look a bit better. Same out the front, give it a bit of colour.

Other than that - has to be price.
