The reason people say no.1 is because it's a chocolate box cottage with roses round the door...... in many of the books we read as a child with the old lady who sold eggs and the jolly farmer who let us milk his cows. Well so far you have an omellette with a rose in a vase. Do you get the picture?

the kitchen in no 2 has never been used. in fact the whole house has never been used - in its current form - it's been totally gutted and rebuilt.

Would suggest that even with under floor heating and quality double glazing, I would question the heating bills for no 2 as a sceptic it just seems and absolutely massive expanse of glass?

Actually I'd go for 4 too, just paint it all cream then you can get away with the carpet and look on the bright side it won't show the dirt!

nether padley is the furthest from civilisation. My choice would be either Baslow or Ashford, think either are lovely, and you're in Lady Manners catchment for both, if that interests you. I really have no idea which I'd go for, but the Ashford place looks prettier than the baslow. Ooooohh, I'd love to be back in Derbyshire!

If you aren't buying it then which is the nicer house to be inside. Who cares what the outside looks like, really?

Schools?
Children's friends?
Your friends and family - how far?
Facilities within walking distance?
Is the garden nice and safe if relevant for children?
Does the house feel nice (is it quiet, are the neighbours OK, does it smell damp, is the carpet a horrible colour?) etc.

Make a list then give each house a mark out of ten for each.

LMG you are right, and Hatwoman, you are only renting it. Paint it cream and feel great that you have a shop/school within walking distance for those days when you drank too much wine. Also for those days when you look like a mare and about 50% of the mothers will too. The other ones will have spectacular Nannys dropping off, so I hope your Mascara didn't go into your eye that morning

Bakewell is quite big now though, I'd stay in a village. If your dc were older I'd say maybe go for Bakewell, because that's where they'll want to go out etc, and you will be a taxi service, but the age they are, it will be sooooooo nice to be in a village.

I'm tellin ya. Go for the big one close to yer family. Built in babysitters and the worlds yer oyster. As it's family we are talking about having the kids for a week so you can go away. If you took the poncey ones, the family might think that your kids are a bit posh and not want to take em.

I like no 2, because it is fresh and clean looking, sounds like loads of space too.

but I would go for no 4 for practicality, if you can be sure you won't get turfed out because they decide to sell again....

minky - I take it you're from round there? Nether Padley isn;t the furthest from civilisation - it's 15 mins to Sheffield. I like both Ashford and Baslow. and my family aren;t going to turn against me for living in a village with a poncey restaurant! and in terms of closeness of family there's really little difference between being a 15 or 10 min drive or a 10 min walk. we're currently 3-4 hours away...

It was funny when I looked round no 1. turns out I used to go to ballet classes with the owner's daughter and go and play at the estate agent's house...

so many of you are so blinking practical saying no 4. i want somewhere with oomph. or aaah. no-one seems to like 3? why?

Ok I looked again at your No3. It looked like a terraced cottage, now having read the blurb, it's ok. I still think that 4 is the right choice. Space for you both to have offices...etc.

Sorry, you like no3, don't you. The one with the big conservatory made me think of hot sunshine and flies and old gimmers with wheelchairs.
