Need to rant mostly, but sympathy or suggestions also acceptable!!

Selling a house on behalf of a family member who lives abroad and has dementia so can't answer any house related questions). Offer made and accepted by me at the end of May. Selling to a first time buyer. Since then in August they have asked me to reduce the price by £10k (not due to a bad survey or anything but they had over spent) I agreed to reduce by £5k.

It is now December. They are in absolutely no hurry to do anything, except ask questions that I don't have the answers to. They know the circumstances of the sale. They know that I don't live there, have never lived there and that the person who owns the house has no mental capacity, and yet, we are in a never ending cycle of their solicitor asking questions that I can't answer or that are totally irrelevant. Each time they ask a stupid question it takes their solicitor at least a week to put it to mine. They then take 24 hours to send it to me. I then respond within an hour and my solicitor (never going with an estate agent recommended one again) takes a few days to reply back to their solicitor who then takes another week to send it to the buyer, who then promptly thinks of another bullshit question to ask and do we begin the whole laborious fucking process again. It has been 7 months!!! Our estate agent spends ages trying to explain to them that they need to stop asking pointless questions, or ask them all in one go, but they just think of more each time.

The past 6 weeks they have asked me for FENSA certificates for the double glazing, fair enough, but they know as the property information states that the windows were put in in 2006, so any certificate is invalid by now anyway. Still I dig out the FENSA certificate which ran out in 2016, as they do after 10 years. Send it back.

Then two weeks later they ask when the boiler was last serviced. I have no idea and there is no paperwork anywhere which states that. I respond and they come back 2 weeks later asking if at any time in the last 40 years the water board have requested access to the house. I literally have no idea. They know I don't know this, but I get that they probably have to ask so I respond to say I don't know.

They then ask how much I pay annually for gas and electricity?! IDONT KNOW and even if I did, maybe my relative sat in the cold and dark every day and pud £100, maybe she walked around naked and had it like a sauna and it cost £20k, it's all bloody relative.

Today, I am ready to lose my shit at them...I'm currently paying gas and electricity to keep the house on the grid to stop any burst pipes etc, at a cost to me, as relative has no money to pay for it. Today, their solicitor emails to say that they are worried about the cold and that this might mean burst pipes and mould!!! That's it, I've lost my shit. If they got their fingers out their arses then they would be living there rather than thinking about it.

So I've now given them 10 days to exchange or I'm putting it back to market. I will never ever sell to a FTB ever again.

WTH is wrong with these people.? Why can they not get a list of all their questions and ask them all at once. Why does it take 7 months to think of yet another question? Why do they not understand the basic line "I've never lived in the house and the person that did doesn't have mental capacity"? Why won't they just bloody exchange?

After I issued my ultimatum they got their bloody mum to ring the estate agent to say it had upset them??!!!! Arrrggghhhhhh

So.... It is 13th. Both our solicitor and their solicitor have continued to be absolutely shite, bouncing the latest round of questions back and forth and not progressing anything or calling us back.

EA says that the contract has been signed by buyer and returned by special delivery on Friday. Notification on Royal Mail says their solicitor received it on Monday, but we are still no further forward!!

I'd say a boiler/gas check from the past 12 months is a fairly typical request. Tho paying for it after completion? That's bonkers. If anything is found it's at their cost! So, actually, if the old paperwork won't do, knock £50 off and tell then they can do it after completion!

I don't understand the water bill bit, but we were asked for similar - maybe to prove its got mains sewerage?

I hope this is the end of your endless questions, and you get to exchange for your relative soon.

The water stuff must be available by the water company? There is no cess pit and it's an ex council house so it's obviously on the mains.

Private owners don't need a gas safety certificate, so I'd be willing to be most people don't have them. But yeah, if pushed I could offer £50 off, just seems crazy to spend thousands on a potential house purchase and then ruin it all for the sake of a £50 certificate that won't change anything (if done once it's sold!!)

Sympathies for you op. We got really screwed over by FTB - lots of extra viewings (both sets of parents, their dog and a builder at one which lasted an hour) then a last minute request to reduce the price by 30k on a £300k house.

We refused to negotiate and they pulled out a week before exchange. We really upset them apparently. Poor little things.

Wow. We are FTBs and want a gas safety check as the last one was quite a few years back. We are going to pay for this and an EICR ourselves. I figure it’s like a survey and not something sellers pay for.

I feel quite virtuous now haha

Our sale is ready but we are a few weeks behind on the purchase which hasn’t been helped by the stupid field. The seller wants us to sign something to say we don’t have any rights over the field when how could we as we have never owned the thing in the first place. It might be nice if he filled in the fixtures and fittings form or the property information form rather than making me wonder what on earth he’s up to. We were ready to walk away a couple of weekends away but have calmed down now. I hope it will be worth it.

Who knew that not upsetting the buyers was a thing 😂

I just heard that we are looking to exchange and complete on Friday....however now the buyers solicitor is worried why we are using an online solicitor in UK when the seller is abroad! Give me strength!

So.... Its still not bloody completed!! And now some fucker has crashed into the wall outside as well as the boiler giving up the ghost on Monday! I could cry.

Currently got a plumber trying to breathe life into the boiler in the hope it will limp through for a while, otherwise its going to be £2k on a new boiler!

In slightly better news (I think) the other side have finally logged a pending charge on the title with the land registry. Does anyone know what that means?

We are now looking at January 10th for completion as the solicitors are all off until 3rd and need a week to draw down the money!! ffs.

At least it gives me time to revive the boiler

It's so frustrating isn't it. I've no idea how these solicitors get away with being so useless. Still waiting to hear if I need to fork pit for a new boiler. In good news next door have said it's their wall so they are fixing it!

If you're sure it's the buyers generating the questions then they are a fucking pain in the arse - but our solicitors sent us paperwork the other day of a list of questions they've sent our vendor - and they're all shit that we REALLY DO NOT CARE ABOUT! I don't give a damn what year the driveway was laid or if they've got a certificate from the builder who laid the fucking decking! House is solid, boiler is relatively new and works and we just want to fucking move in!

Quick update: the buyers have offered a date for completion!! Still not exchanged, but they want to complete on 11th!! Please please let it go ahead!

Boiler cost £542 to fix, and I just need this to be over!

Just when you think it's over.... Got a phone call today to say that the buyers solicitors forgot to apply to have the Help To Buy ISA money released, and so it will be another 5 working days to receive the money!! So no exchange or completion this week.

Kill me now!!!!!!!
