What is wrong with this flat?

This ticks all my boxes. It is a reasonable price for the area but has been on since Jan. just wondered if I’m missing something?

It’s a fairly busy road but that’s ok.

Thinking of booking a viewing but don’t want to waste people’s time if there’s something obvious I have missed.

The point about heat/cold is a good one and I’m going to have a chat with the agent about viewing this week.

Size and layout are ok for us- semi-retired couple in our early 50s needing spare rooms for visiting family. We currently live in a our family house in north London which has been great but isn’t right any more (too big now) so we want somewhere smaller but in a great location. I know people have been saying the bedrooms are small but to me they seem pretty big. You should see some of the places I’ve viewed!

Definitely don’t want to go further out- if anything, I’d like to be more central but obviously it’s all a trade off.

I can understand that the layout works but I think the price per square foot (given in the master bedroom there will be square footage that isn’t usable) it should be a lot less given you are on the top floors without a lift.

I converted a bungalow into a dormer and can honestly say even with very good insulation it was hot in the bedroom in summer. Not the oven it was before we put in the insulation. Plus we had proper windows that could be opened
Anything less than great insulation and wide windows will make going up to the master bedroom like entering a furnace.

If you do think it is for you then measure the amount of usable space with head height there is in that top floor bedroom and adjust the square footage accordingly and compare it to other places that have sold in the road.

My guess is it will be more £750,000. - £850,000

I just turned down a flat in a purpose built block without a lift on the 4th floor as I just had visions of coming back from the supermarket or Tesco’s doing a delivery and having to go up and down 4 flights of stairs multiple times to bring the shopping in or getting out to the car and finding you have forgotten something
Also look at the width of the staircases and the turns as if you look carefully at the furniture in the flat, there isn’t anything that definitely isn’t anything big in there and everything looks like it came flat packed.
