What is wrong with this flat?

This ticks all my boxes. It is a reasonable price for the area but has been on since Jan. just wondered if I’m missing something?

It’s a fairly busy road but that’s ok.

Thinking of booking a viewing but don’t want to waste people’s time if there’s something obvious I have missed.

It will be boiling hot during summer and very cold during winter.

Yes sorry @Danni677 This is JMO, but there are much better properties to spend £1.2 mil on, than a hot noisy flat in the middle of a big busy town... Warrington is OK and all, and has good transport links/not far from Liverpool Chester, Manchester etc...in addition to being 40 minutes drive (35 miles) from a nice beach (New Brighton.) But I would not expect to pay this for a flat in Warrington.

I think the thing 'wrong' with it is the price. They're asking waaaaaay too much IMO, and I wouldn't pay it tbh.

  • Tiny living space for 3-bed flat.
  • Probably no lift, so two long flights of stairs to go up and down any time you want to go out/collect a parcel/food delivery.
  • No garden (shared garden access?)
  • On-street parking
  • Top of the building, so quite possibly cold in winter and absolutely boiling in summer. Those old buildings often have poor insulation. I bet it will be like a furnace today, for instance.

All of this too. And 3rd floor with no lift WILL be a ballache when you need to carry heavy stuff up to the flat.

The ceilings look really low! They've done their best to hide it with camera angles, but it looks like you'll have to stoop in many areas.

Loft room doesn't have a dormer so how much of it can you actually stand up in?
Living/kitchen is small for three beds.
Be sure to check out service charges!!

jealousy is a wasted emotion.

Why do you think that people’s comments are based on jealousy? Some posters will have more expensive properties than this poky little flat and are just pointing out why they think that it’s poor value.

I live in a similar maisonette, top floor no lift. survived the pram years, the toddler years and ocado not bringing the bags to the kitchen years. it's not that bad people!

That sounds quite unusual.

That’s what’s going to be needed in this flat, there won’t be pram storage in the hall.

It’s not a 3 bedroom flat, it’s a small 2 bed with one of the rooms split up.

I moved out of London some time ago so maybe things have changed, but this seems so cheap for such a nice flat. I've seen studios for 1k a month that are essentially toilets with a bed it in. It seems suss to me?

Yes, pram chair up to the hallway , leave child, back for the frame, pram chair up to the flat door, leave child, frame to hallway, leave frame there, take child off chair if awake or bring whole thing up again if asleep, shopping in a backpack...

deliveries most of the time or when with DH

then a few years later same again with extra toddler...

now they are older and we all have great legs... and eldest is a runner

There absolutely will be an issue with maintenance charges with a freehold! You still have to pay your share of works that need doing it's just not collected necessarily via a monthly charge - which can be worse as you may get landed with a big bill out of the blue.

Yes, exactly the same as if you were in any freehold house!! It’s always better to have a share of the freehold because otherwise you’re paying for all the maintenance plus the management company’s profits!! Which can increase at any time.

It's been on longer than since January - It was reduced to £1.2 m in January!
I agree that it isn't a sensible 3 bed and one room should be converted into a kitchen. Two bed is fine but it all depends on whether it needs to be 3 bed for your purpose.

As pp have said check length of lease and service charge. Also lugging up shopping to the third floor if there is no lift? And you will roast in it if we continue to get hot summers!

Fabulous location though and I can understand why you love it. It is possible that offers have fallen through on it which may be a reason it is still on the market. Meanwhile I live in a two bedroom flat with separate kitchen and 100ft terrace which is probably worth £700K but it is in Putney not Little Venice LOL

I can see that now! Blush I did think 'fuck me, THAT is a high price for a flat in Warrington!' I know some riverside places near the River Severn in Shropshire and Worcester/Gloucester that fetch half a million or more though, so I just thought it was a very fancy place! The price per square footage is about £1,400. Average for central London is £730. That’s a big mark up so you need to consider resale in the future.

You won't be able to get any furniture it the room with the sloping ceilings, and you will keep hitting your head.
Apart from that it looks fine.
Obviously it is overpriced to the point of comedy, but it's London which is a whole other country if you live elsewhere in the UK. You could get a mansion with a huge plot of land where I live for that kind of money. And have change for a horse and carriage 😉
The lift is no problem, my niece lives in a 3rd floor flat, I am old and fat and have no problem climbing the stairs when I visit her.

I can think of jobs where this would be an ideal ‘walk to work’.

It’s worth a lot to not have to pay for a hot crowded peak hours tube ticket to some if the alternative places people are suggesting.
