Waiting for exchange

After putting an offer in on a house in December!

Today is the day we are supposed to exchange!

Three exchange deadlines missed (due to our buyers solicitor) so Im feeling uneasy!

Our selling is ready to pull out if this doesnt happen today!

Fingers and toes crossed!

Its just excruciating waiting!

Its such a massive thing!

The buyers solicitor is a knob so I will be surprised if it does happen seeing as hes let us down 3 times, but we have just heard hes "still on track for today" 🤔

We exchanged at 4.45 on a Thursday and completed the next day so don't give up just yet. Fingers crossed for you

We got told not long ago the exchange process has started 🙌

I just hope that means it will get finished today or do they run over to the next day? There is our buyer us the man we are buying from then his new home which is a new build!

At least if it's started, your buyer has exchanged! It's literally a 5 minute phone call, so can be done quickly.

That sounds very hopeful op! We were meant to exchange and complete on Tuesday and now we are in limbo again...

We put our house on the market in October. It is hard to keep hopeful really.

I just got told at 4.30 today we had exchanged, completing tomorrow.
So it can happen late in the day.
Good luck with it all, if it's any concelation I've been waiting since early September and tomorrow was my deadline to pull out.

Waiting here also, I feel your pain OP! Hoping for this week but almost certain it won't happen, our vendors solicitor is so slow...as is our vendor but don't get me started Grin

I’m a few weeks out (I hope) from exchange (doing surveys etc atm).

Is anyone a solicitor and can explain what would stop an exchange? Surely it is the solicitor’s job to make sure it’s all in order ready for the agreed date.

Isn’t most conveyancing pretty routine?

In short our buyers solicitor is a KNOB he has given 3 previous exchange dates then either been out the office or on holiday! I HATE HIM!

I said yesterday if its not done Im out and staying in my house and extending!!

Well well well it happend 445pm yesterday!!

To say I am ecstatic is an understatement!!!!!

I think I should be joining this thread but I don't want to jinx it. We've been on this long and very complicated selling/buying journey for a year now with two failed sales and one failed purchase, so I'm not exactly hopeful that this time would be any different. However, our sales Progressor said that we should be able to exchange next week-ish and I'm so so nervous! There are still a few things the buyer's solicitors are working on, but I think most enquiries have been answered and mortgage offer issued etc. I would be over the moon if we could just get over this hurdle but I have a feeling that something will come up and things will go downhill. 💩

Bless you I feel your pain! Its been such a long time for us too, lost 2 buyers 3rd buyers solicitor is a bell end, but we got there in the end!

We also had a last minute survey on our house we have been royally pissed about!

If searches are back and enquiries answered it shouldnt be long! x

I made dh talk about what we would do if our sale/purchase fell through because the tension is destroying me. My head is wrecked with waiting.

I am hoping to hear about a new exchange date next week but it all depends on outstanding enquiries getting answers.

I literally don't give a rats ass if there is a covenant on the property or if we have to invite the town cryer for Xmas dinner every year, I just want to fucking move.

Our whole house system is useless! DH was saying that in Australia they enter into a contract and it is all done in 30 days (or some such).

My move has so far taken as long as a baby takes to grow from an egg to first breath.

Some solicitors really are horrors! Ours have been AMAZING! But our buyers and our sellers solicitors have been a joke x
