Why can't we sell our house?

It looks really nice downstairs but for a 4 bedroom house, bedrooms 2 and 3 look small. Could just be the way you've presented them. The one with the sloped roof especially.

I think it looks fine inside, neutral and well kept. The only significant thing that would put me off is the garden, it’s relatively small for a large detached family home. I suspect many people are looking for something more extensive.

Have you had many viewings? Has there been any feedback?

Too much concrete
Dated exterior
Too grey inside
Bedrooms needs decluttering
House is too close to other houses.

It should still sell but you could improve some of the things above. Selling is just so depressing.

The first picture isn’t very inviting. Standard MN advice is to put pots out the front full of bedding plants to enhance the kerb appeal.

The rest of the pictures aren’t great, the angles make the rooms look really poky. The back garden looks like it needs a good tidy. I would get new pictures with everything decluttered and beds properly made.

The first line of the description says 'please confirm if freehold or leasehold with x name' which would put me off arranging a viewing.

Is it a lack of viewings or a lack of offers?

The bedroom pictures are quite tight, maybe lose the fairy lights and whatever is on the wall/slope. Also they just look a bit untidy with crumpled bedding(sorry picky) compared to the downstairs areas. Downstairs paint seems quite dark but that may just be the photos. A shot of the garden from the house might give better sense of outdoor space rather than several pictures.

The photos are really bad. Too much drive in picture one and the downstairs photos are really dark.

Two things stand out to me. The render on the front seems mouldy or dirty or something. Black streaks down it?

The second thing is more difficult to fix, the size of the bedrooms. Can you fit a double bed in beds 2, 3 or 4 whilst still being able to walk around it? If so, I think you should show that as it looking like they are all singles otherwise.

Also, 455 is an odd price as lots of people would filter price to 450 and therefore miss it in an online search even though it might be what they are looking for.

It’s very grey and boxy. How does it compare price wise for the area? Tbh to view it I’d need it to be a particularly affordable way to live in the area I wanted.

I would paint the lounge and loft room in Cream/white if you have having problems selling. Also maybe put some 'stuff' in storage which worked for us.

The photos aren't great. The smaller bedrooms look cluttered and that may be making them look tinier. - they need to look more like downstairs - lovely and uncluttered. The wet patio pictures look unkempt - can it be jet washed to freshen it up?

I don't know the area at all, a quick look on Rightmove shows another house in your road sold last year for more than yours is on for which could suggest price isn't the issue..that had some interesting decor but it did have a more conventional garden.

Decorwise your house looks very appealing, it's clean and tidy, but clearly still a family home, I think maybe the garden is letting it down, you seem to have 3 separate sections, a paved area, decking and then lawn but I can't get a sense of it all together..is the lawn area at the bottom of the paved area, on a lower level?

The garden photos aren't the best, the metal frame of the gazebo feels a bit sad.. And also the garden does feel quite overlooked, although I'm not sure how much you can remedy that. Hopefully someone will have some better garden advice than me.

It would be useful to know whether it's viewers or offers you are lacking.

You have obviously taken up alot of the garden with the extension/conservatory room, giving you the lovely kitchen diner. But I can't make any sense of the garden photos. How does the grass bit link with the patio bit? They both look a bit unused (perhaps because of the weather?!), but I have no idea of their usefulness, position or even size (apart from looking small). I think these pictures should be retaken. If you have outdoor patio furniture, then put some out so it looks like a usable space

Just some observations as I go through the pics. Here goes:
⁃ Kerb appeal - there’s a lot of grey, not very pretty. Maybe some pots of greenery and colour
⁃ Kitchen looks nice (if a little dark - make sure lights are already on when viewers come) but I’d completely clear the worktops. It’s a bit cluttered
⁃ Remove frames on windowsill and clutter on mantelpiece. The rug is distracting, so you have a plain non-patterned one you could put in that room? Or remove it
⁃ It looks like a bedroom chest of drawers in the conservatory. Can they be removed? Pull the blinds round. It looks like they might not fit and I’d be wondering how much they were going to cost as I’d definitely have to get ceiling blinds for the conservatory.
⁃ Remove clutter from bathroom windowsill
⁃ Remove ‘the moon’ poster from the bedroom ceiling and the ivy (?). Bed should have been made properly before photos. It draws the eye and makes the place look too small, untidy, etc
⁃ Remove string of photos from bedroom wall and declutter the open shelving unit. It looks like you don’t have enough room to store things
⁃ Remove shampoo bottles from around the bath and clutter from windowsill
⁃ Pressure wash the patio and deck. They look dull and dirty
⁃ What’s going on with the metal frame near the conservatory? Take it down
In general I think the pics need to be retaken after you have restated the rooms

Overall looks nice, although the lights are on in all photos with sun shining which makes you think the rooms are actually dark

On a personal note I would never buy anywhere with a glass conservatory roof, as the first thing needed is to cover it so the room can be used comfortably year round

The other issue for me is two of the 4 bedrooms are very small

I don’t think new photos or sprucing the place up would make much difference. I think it’s well presented. It’s the price, I think you would need to reduce by another 10-15k

The photos don’t look great they seem quite dark and taken from weird angles.
Then it’s the usual pots of flowers outside, Iron the bedding, flowers inside, scrub patio that sort of stuff.
The house is fine but people won’t look past the photos.

Thank you for all your suggestions, it's actually getting people through the door that we are struggling with. This is the 2nd lot of photos the estate agent took. The 1st lot were awful.
The garden is on two levels which now you point out makes it hard to realise. It really is quite big!

Can you blast the rendering outside with a jet wash, and the paving stones in the garden. I think the photos don’t do it justice, they look v ametuer and not much thought put into them being taken. Can you get more done?

Can you get the estate agent to do a video? These I really like and you get a good feel for the space
