Why can't we sell our house?

Please see attached link, reduced by £20 last week but still no interest. What puts you off our house? I found this property on the Rightmove Android app and wanted you to see it: www.rightmove.co.uk/properties/121091351

I can't quite believe people are put off by a rumpled duvet!

It isnt that the duvet is rumpled, the problem is that the eye stops on the wrinkles in the duvet and the brain registers it as clutter.

It's all to do with impression.

For me its:
Too much tarmac out the front, looks like a car park.
Too much concrete/patio in the garden.
Proximity of other houses

Photos not great but you can see it's a nice house.

  • render on front needs painting
  • do you have building regs to have removed doors between conservatory and kitchen? That would put me off as most people don't and my perception would be it will drain the heating.
  • double beds take up too much space go for a single if poss in the smaller room

I do think sometimes folks just fail to see their own homes condition any more, they get so used to it, but try to then sell the house for more than it’s worth.

The minimal you should do is make the beds properly, Inc picking up the cushions rammed down the sides, move all the messy stuff away out of sight, Inc cleaning stuff in thr loos etc and at least tidy the junk outside,, and if the decking and stone work is filthy and slimy give it a quick power wash, power washers can be picked up quite cheaply. Just try to make it look nice.

This could be a lovely family home, but the messy dated upstairs, and the dirty outside space with random junk, will simply stop folks viewing and likely prevent the op getting the money she wants. These things are minimal effort really to achieve a result.

Only read the OP. But it doesn't need decluttering for the photos, all you need is to take photos of every room and have a clear photo of the garden as I couldn't figure how it is arranged.

So maybe price is what's stopping people finding the property in searches?

When selling out last house I had professional photos and a 360 but the thing that sold it was a significant reduction in price.

Unfortunately it is always the price.

Downstairs looks very dark; the conservatory will be expensive to heat; one of the bedrooms upstairs looks very small. The front looks grubby.

Just adding to what people have said, you’ve got a lot of stuff lying about.

Dog bowl
Toothbrushes
Toilet cleaner
Dog toy
Shampoo etc in the bathroom
The bedrooms are badly presented, beds not made properly. Gut them.
The garden area is in need of a clean and remove stuff lying around, ie dust pan and brush and the big metal frame
Where are the cushions for the rattan furniture. Present it properly. Remove the blue tarpaulin and other stuff lying around.

Get better photos taken

Change price to under £450.

I think it's just the awful pictures. They are taken at strange angles so the ceilings do look low.
The downstairs looks dark but imagine it isn't. They were just taken badly on a sunny day.

I'd start taking your own pictures. Play about with position of beds and see how they look best. You often can't see things until you see how they appear in the photo. That brown wardrobe looks very dominant and like it doesn't really fit properly but it is perhaps just the picture?

The garden photos start with bad shots that may not even be necessary. I'd written it off as tiny garden before got to the lawn so that should be first but really you need one with the whole space

If you are not getting viewings it's the price putting people off. Offers over really puts a lot of people off, especially if they feel it's overpriced. Nothing else is a deal breaker.

It all looks very dark on the ground floor which is possibly the way the photos have been taken. They need to be some with a wider angle lens too, I think.
Also maybe change your estate agent and drop the price to under 450

First of all, why mention freehold in a detached house? It's confusing. Secondly what's deceptive about it? Are people expecting it to look old and then go "oh, it's actually modern"

I think your estate agent needs a lesson in photography and writing. Can you change agents?

To me the sitting room looks very dark, dark walls, carpet. If it were mine to sell I'd paint the walls off white to make it brighter. I would also declutter the bedrooms,
