... and needed a two bed house, needed to relocate somewhere cheaper, clean, safe area with good local primary. Where in England would you move to to start a new life? Not Newcastle or surrounding areas! Extended family location not an issue!

What's wrong with Newcastle and the surrounding areas? And how far would you consider surrounding? Is Durham, Darlington, or York far enough or will you consider nowhere north of Leeds?

You might find a two bed in hebden bridge for £180k.

I'd have a look at the Wirral. Personally I'd go for New Brighton, Wallasey or Wallasey Village. All of them have a train line into Liverpool. It takes about 20 minutes if that. Chester is about 25 miles away too. You have beaches, good schools and it's safe. Let me know if you are interested and I can give you an idea about which places to go for and not to go for.

Southport, Merseyside. Houses are reasonably priced, and the area is lovely for kids. Great parks, fantastic schools, and lots of local clubs/teams/playgroups!

Oh and easy access to Liverpool, Manchester, and some great beaches (ainsdale and formby in particular)

Sleaford in Lincolnshire, fantastic primary schools, excellent senior schools including grammars.

Good train links from Grantham, close to the A1 so easy transport links

What is important to you? Coast, country, city. Do you want shops immediately or are prepared to travel further? Is reasonable access to a hospital required? Is this long term, is access to secondary important? Do you need good broadband access?

Sandbach in Cheshire is nice and you could get a good 2 bed for that - lots of countryside, sandbach centre has some good independent shops, good school system and it's not that far to Manchester on the train.
