Pre exchange nerves

We are hoping to exchange in the next couple of weeks, I went by the house today to do some measurements as we are having a short completion period so want to get some things ordered (we are pretty confident it will go through).

But the nerves are setting in. I know the area well so not worried about that but worried about little things - like the water pressure and niggly thing.

Also worried overpaying a bit (I don't think we are). The house is 4 bed, 2 bath in near perfect condition and very modern for 900k. There are two other houses on the road on the market one at £825k and one at £775k, both are three bed and one bath and need of serious modernisation and work. Both went under offer within a few weeks.

We are planning to stay for probably a minimum of 7-10 years, if not like 30 years.

It just seems like soooo much money to be spending and i am so anxious. how do you deal with the pre moving worries!!

We are selling and going to rent before we try and buy again. I'm also terrified that we won't find anywhere we like. Why on Earth are we doing this to ourselves. ( I also looked in rightmove again today and discovered that most of the houses I'd actually like to buy are 300k out of our price range.). I hate this and though I KNOW why we are doing this I am scared. I'll get another glass.

Same situation here too.

I know all the little issues with my current house and I know every house has its annoyances but I'm scared there will be loads and it will be awful.

Water pressure, lighting, how the oven cooks... all those little things are doing my head in now. I just want to get it over with!

Can I join? I should be getting an exchange date soon, planning simultaneous completion (less problematic than it sounds for me) but then need to arrange building work on the new house which is 25 miles away whilst I’m working from home. Facing reality of exchanging in next couple of weeks but not being able to live there til January!

It is funny though, I’m having all of those niggles. Will I be able to work the boiler? Will any of the windows stick? Do I lock the back gate or not (have always lived in mid terraces before)?

I last moved 6 years ago. I really wanted to move, same area but bigger house. Just before exchange I started to get cold feet and really regretted the decision to buy the new house. It was just pre moving nerves, once we were in I was so happy and have never regretted it since.

I’m extremely nervous too. We did exchange and are about to complete this Friday. However our track record is dire - our previous 2 houses fell through even after exchange (at the vendors fault). I’ve already nursed a few bottles over the lost properties so I will save one for the time when I finally have the keys in my hands!

We’re about 2 weeks off exchange, I’m feeling the same. I’m almost scared of the new house ha! Puret0ne that is incredibly bad luck, fingers crossed for this one for you.

@NewHouseNewMe Both were just long ugly stories. Both of the sellers were dishonest about the properties they were selling and luckily we discovered them before completion. We only got our deposit back but won damages.

@kerrymucklowe2020 I did spend a while lying awake wondering if we have enough boxes! DP hasn’t moved before other than as a single person, and I don’t think he’s quite grasping how hellish moving a family of 5 is going to be..

But anyway, congrats on the new fridge Grin

I am so scared about the actual packing. And the moving day itself.

I've only ever moved in and out of rentals before and now we've been here 20 years and have 2 kids and have 'stored' so much stuff...

I can't see how any of it is going to work! Grin

@Bells3032 We're definitely considering it - at the moment we are just working through the junk we have accumulated over the years. It's ridiculous!

How many days do they do it in? And do they just pack everything?

Depends on the size of the house usually the day before and the day of moving if a decent sized house. They just pack everything so do need to sort the junk first

Due to exchange any day now just had my EPC done and that was the last thing on the survey, just want this all to happen quick so I don’t have to constantly think about it!! Oh and planning permission is going in this week for a house I do not own yet!! Yep

Can I join? We are in a complicated situation as currently own two houses until sale of this house goes through. We have completed on our purchase. Which is two and a half hours from where we live currently.

New house is much more expensive as in a more expensive area. And we are realising has much less storage and quite a few niggling things. It’s only a year old so looks great. But was built purely to sell. We renovated this house and DH planned the kitchen to a fantastic degree. New kitchen is lovely but not nearly as practical. Missing a few features we use a lot. Slightly worried I’ll hate it!

Moving in two stages. First lot at end of month and then second two weeks later if we have exchanged on this. I’m hoping completion on this will be pretty quick after exchange as there is no chain.

Does the house suit you reasonably well, enough that you could live there for seven, ten, twenty years? How much would it cost to rent for seven years?

Hi we are getting ready to exchange within the next couple of weeks hopefully our buyers are ready we are ready and our purchase is ready but our vendors purchase is just awaiting final enquiries really need to get completion for end of October who do I push and how often do I ring them any help appreciated really stressed now
