So the budget is 200k max and I have found two I like;

Both houses are nice and have 4 beds although the main differences are
One is detached- In a nicer area
One is semi detached- next to hospital (dh’s place of work)

Semi has a bedroom downstairs, which I don’t REALLY mind as it will be the spare room. (For dh’s parents as they stay often)

The semi has a utility which is ideal but the detached has a garden room which is nice for dc to have!!

School relevance is not important as my dc attend the school I work in. And distance/commute time for me from both is much of a muchness with traffic etc! But as I said the detached is next to the hospital for DH!!

Prices are
Semi- 199,950
Detached- 199,500

What would you do??dh likes both too 🙈

Detached definitely. And it's bigger by 20sq metres!

The semi. It is a better area. Think about the kids growing up.DHs Aunty used to live a couple of streets away. I would look at the flooding at the detached. In 2015 the roundabout to Newtown road was under several feet of water about 6 I think. Not sure about the houses where the detached is but I would check it out because I think some of the nurses quarters at the back of the hospital flooded. I think I remember reading that. The semi is higher up. The garden is better for kids although they would enjoy rolling down the hill for a while.
Secondary schools - two that are closer to the semi and one the other way.
Get DH a bike it wouldn’t take him long.
Put a note of interest on both as the estate agent will then need to keep you informed while you check some of the details.

What are the garden aspects? Do either of them have a south west facing garden?
I would go for the semi much better layout and potential to extend/add value.

Detached is absolutely lovely. No brainer imo!

I was expecting to say detached but actually the semi has much more future potential to extend to the side a get another upstairs bedroom in future. It has a nice flat square garden and a much bigger plot overall. The houses look like they have bigger gaps between them. The detached is barely detached as it's so closely built next to the next one. You can't add any value to it in the future. It is what it is and there's no growing room.

Is the detached in a flood risk area? It is very close to the river.

Semi is bigger. The rooms in the detached are small.

The semi is better area and less risk of flooding. Offer them £190k maybe you get a bargain.

Always, always, always go for location OP - that's why the programme is called Location Location Location.

Based on your comments and those of the people who know the area, buy the semi. And it will be easier to sell according to the other posters who know the area - which is handy if you need to move as the DC grow up or you change or move on in your careers.

If it’s next to the hospital, what’s the parking situation like? The housing estate next to the hospital near me have massive parking problems with people trying to avoid the parking fees.

I wouldn’t buy a house near a hospital.
Stanwix is a much nicer area.

The semi based on a much nicer garden (and it's flat) and kitchen diner. Also don't like kitchen at the front of the house in detached.

As someone whose kids are now teens and out and about after dark, I’d prioritise the area. The nicer the better IMO.

The question of flooding is a really important one. I wouldn’t have thought of it!

I'd choose the semi, the garden is lovely and not very overlooked, compared to the detached.

Always choose the area, and the south west facing garden. The Semi it has to be.

I'd choose the semi as prefer the kitchen diner .. and the layout overall having the garden room will be good as kids room ..,also always location ...
