Which house??

So the budget is 200k max and I have found two I like;

Both houses are nice and have 4 beds although the main differences are
One is detached- In a nicer area
One is semi detached- next to hospital (dh’s place of work)

Semi has a bedroom downstairs, which I don’t REALLY mind as it will be the spare room. (For dh’s parents as they stay often)

The semi has a utility which is ideal but the detached has a garden room which is nice for dc to have!!

School relevance is not important as my dc attend the school I work in. And distance/commute time for me from both is much of a muchness with traffic etc! But as I said the detached is next to the hospital for DH!!

Prices are
Semi- 199,950
Detached- 199,500

What would you do??dh likes both too 🙈

Also - with the semi could you extend over the side of you wanted more space upstairs?

Much more light in the detached house - which is very difficult to change. For that reason alone I would go for the detached. That lounge is also stunning 😍!

Detached. It's lovely.
The only advantage I see with the semi is the garden is nicer
No neighbour noise through adjoining walls with the detached. It really does make a difference.

Before I looked at the links, I'd have said 'detached', but this is one of a tiny minority of sensibly planned semi's where your living space isn't sharing a wall with their living space, so less of a thing.

I also think you've got a paucity of living space in the detached, oddly. Can't eat in the kitchen - which is a negative for me, and then you only have the one living space.

With the semi you've effectively got 3 x Reception rooms PLUS a kitchen big enough for a table for all your everyday meals.

So, going against the grain and saying the semi in this case.

How does the garden sloping down to the house in the detached one, cope with the heavy rain down pours ?

Based on your write up I was going to say semi. Based on the photos and floor plan, the detached. Better living spaces, light, appears to need less doing to it in the immediate and better kept.

Like the garden better in the semi but the detached looks so much nicer inside which is where you’ll spend most of your time

I'd always go for a detached if possible because I detest noise from neighbours. However, absolutely essential for me is having a kitchen you can eat in.

If you are thinking about long term, I'd say detached. The semi has had as much done to it as possible, on it's maximum value. The garden room is a remodel of the existing garage (looking at the roof line) so just extending above for extra space may not be that simple. The bedrooms are v small and big teenagers may easily outgrow them.

On the other hand, if you want to stay somewhere for a while, and would maybe consider an extension in years to come, you could do that on the detached. If you look under the 'recent sold prices' tab on estate agent details, there is the same style house on the road sold for 235k? in 2015 that has a stunning kitchen diner rear extension.

I would want to know about rain from garden slope too, but quire like that difference in height so you're not overlooked. Conversely, I don't like not knowing who owns the land the trees are on at the back of semi house.

All thoughts to add to your thinking!

Have you checked flood risk on the detached? It's quite close to the river and I know there have been issues in Carlisle. Would your insurance premiums be affected?

I prefer the detached for the house, and the fact it's detached, but I prefer the semi for the garden.

The decor of the detached is clouding my judgement I think. I don't like the decor or the layout of furniture in the semi, but actually it could look really nice if things done differently. Also with the semi, I like that the spare room is down the stairs.

Also agree about the living/dining area. This is what we have and it's a real pita. I'm desperate to extend the kitchen so we can have the dining area in there instead.

OP I know the area well and what isn't obvious by just looking at the two houses is that the semi is in a very desirable area of Carlisle. Property in Stanwix is much sought after and anything for sale there sells very quickly. Newtown Road is ok but not in the same league so that needs to be taken into consideration too. Personally, I'd rather live in Stanwix, particularly as it is well out of the flood plain.
