No idea whether it's good value for money or not but it looks spacious and plain. If it needs a new roof it's going to be a big expense so get your surveyor to check it (or a roofer).

No idea on prices for the area, but the rooms look like blank canvases and those views are beautiful.

Does it tick your boxes for your needs though?

No. If you look up houses within a 10 mile radius of Ambleside which is in the heart of the lakes, there are dozens of far prettier houses than that for the money. The whole area is gorgeous so the view isn't a unique selling point in that location.

It may be the camera angle and lighting but the stonework and pointing above and beside the garage door look like a poor diy job.
If so, check the roof above it too.

It it in an area likely to flood?

This is idyllic. I want it! It's on the edge of the Dales but only 20 miles from the heart of the Lakes.

I like the one nr tebay but would be a pain for the kids. The one just outside kendal is nice too. It’s a semi with no garage though. How come you prefer that one over the one I posted?....

The one I posted is just outside Cartmel in the south

I like Kendal, but you don’t really get much for your money unless you go in to the ‘rougher’ estates.

TBH I couldn't get up the individual photos of the one you posted. From the thumbnail shots it looked a bit bleak and low-roofed, but i've had another look and see it's built of local stone not brick and is in quite good nick. Do you have a link to the estate agents?

It was originally valued at £260-280 so not sure why estate agent has gone for £300k.

I’m in 2 minds whether to keep it there with opportunities for potential buyers to offer lower.

I look around the immediate area... south lakes peninsula: grange, cartmel area and it seems to match price wise, but then the houses you have linked to are much nicer inside, more modern.

That house looks a bit sad somehow, the bedrooms look quite small and it looks like it needs a lot of updating, it doesn’t look like it’s had loads of love tbh

Are you not tempted by some of the other houses that poster has put up?

Yikes. Hope I didn't offend you. It is nice but I think there's a lot of choice generally in the Lakes. If people are looking at your specific area, though, then it should be fine. Maybe people are putting on cheeky offers, so they say £300 to get £260-280k?

I'd be checking the area for flooding. We are NW and considered moving to the Lakes, you have to be careful where you go.
If you work it can be impossible to get anywhere in some areas, just a tourist destination, really.

Not at all @milliefiori that’s kind of why I didn’t say, for a more honest opinion: like @ShirleyPhallus Grin

But @ShirleyPhallus is right, it is unloved. We’ve tried our hardest to love the house, we’ve been there 5yrs and put new flooring and fire in, papered/painted all the walls. But the kitchen need redoing.

We’ve got lots of bedding plants but all dead headed now. I am extending the lawn too so just dug out lots of fruit bushes out back
