HELP HELP HELP... our bloody house won't sell.

We have been trying to sell our house since April. The bloody thing is taking forever. I am beyond impatient now and don't know what the heck to do... I want our house to sell ASAP.

Side note: House is on at £550,000.
We've had 3 buyers. All chains collapsed.
6 offers between £543,000 and 575,000.

Reduced the house to £550,000 from 575,000. Thinking of reducing again to £535,000 but EA saying wait.

The house across the road sold in 3 days!

Changed EA once as well... apparently the house is perfect, neutral colours, tidy, clean... etc.

HELP ME...

That’s a lot of chains to break down. That seems to be the reason. Bloody frustrating for you. If it’s the chain then reducing the price isn’t going to change that.

I know and it's all because of the chain breaking elsewhere. They still want to buy the house but can't sell theirs!

I thought dropping the price might open up new buyers?

Any thoughts on the property market at the moment?

So how do you want us to help? Link the house or don't bother!
It is a buyers market, so there must be something that's putting people off your house.
Are you too scared to find out what it is?

Fee fee how many more threads are you going to start about it.
Best advice I can give is to tell the 3 people who have offered that they can have another 15k off so they can pass that onto their buyers and complete their sale

You'd have to be very lucky to sell right now. Obviously your neighbours were kucky. Brexit is imminent and no one knows what's going to happen. I'd hang onto your buyers tbh.

Why are the chains collapsing? Is it survey issues with your house, general nerves across the whole chain etc.?
Don't rush to reduce the price until you understand the reasons for it not selling.
If you weren't getting offers, I'd say reduce but I am not sure it'll solve the issue.

In that case, I'd sit tight and do nothing, as the issue is not about your price but down the chain. The market is in a state of flux with Brexit and recession fears, so nerves are in shreds.
I take it you're not talking about the same buyer for your house all the time? If the same buyer is involved in all 3 chains, it might be that their house is more of a concern for some reason in a falling market: overpriced, near HS2 or whatever.

We’re in a similar position, it’s just the market at the moment but our EA insists things will recover next month. In the last month we’ve only had 3 viewer and one offer at 70% of our asking price Sad

Your EA is either psychic or spinning you a line. No one knows what is going to happen in coming months and the market will not settle until Brexit is resolved. At that point prices may rise (unlikely), remain the same (possible), or fall (as things stand, more likely). You can see why people don't want to commit to buying.

We had an offer for 90% a couple of months ago, but couldn’t accept as it would plunge us into negative equity, 70% is a joke. We’re not overly in a rush but need to sort something before the year is out.

I have in the past, linked my own house on here to see what people thought of it when I was selling. It is the first thing you should do if your house isn't selling. All you do is name change either temporarily if you like your username or permanently if not.

It is helpful to have honest brutal opinions of your house. But it sounds like the issue isn't with your house but with the buyers below you. When you are selling, a chain is always a risk.

If you're that desperate to start the exact same thread as the one you had a few days back then drop the bloody price. Put it on super super cheap and it's sell quickly. £500 if you want. Then your house will be snapped up. Yes you will be seriously down on what you achieve but we may be spared a further thread.

But honestly you've asked Mumsnet the same question minimum 3 times and the bottom line is putting your house on the market for below market value. You cannot stop chains collapsing but I can guarantee if you drop your price to as low as you can accept, seeing as you are so desperate to sell, your next purchasers will pull out all the stops to get to exchange ASAP.

Or you sit back and patiently wait.

It's not a great time to sell. But you know that.

You started a thread asking why your house won’t sell and then state that it is selling and has sold 3 times?
No one on here can help with your chain collapsing so I’m not sure what advice you are after?

The thing is, literally the only thing people here can do is comment on your listing. Which you won’t post. But you’re attracting viewers and interested buyers, so it’s not your house. It’s Brexit. Join a demo. Vote against BJ when there’s an election.

We have no house to go on, so can't give any advice

We can't stop the chains collapsing

You can either sit and wait or drop the price. If you are desperate drop the price enough and another buyer will come along hopefully with a more stable chain or no chain at all.
