Only one viewing after two weeks, thoughts?

We want to move back to Brighton in the next 12 months. Just finished various bits of work in the house, and decided to go to market to see what happens. However, we went with the highest EA valuation, although they justified it against other properties, initally went on at £525k and it was changed next day to Guide Price 500k to 525k. We have only had one viewing in the first 2 weeks. Apparently there has been a massive number of hits on rightmove, and people are not viewing until they are under offer. Can you have a look and give me your thoughts.... we may decide to come off just now, and try again after Christmas.

Err! No I don’t! I just like a certain style and know what it looks like in houses. I own several properties and my main house is definitely pretty good! But it’s a lot bigger with a stunning garden which we open up for charity.

The ops is not so great that people are queueing up to buy it though is it?

Bubbles you own several houses and have no idea what a premium listing on right move is? Aye. Right.

And whether your house is bigger or not, or the ops is to your personal taste or not, doesn't mean you get to be nasty about it. What's actually wrong with you?

Now the pictures have been changed there is nothing massively off putting.

Why are some people unable to grasp that it is a premium listing which means that they have paid a bit more for it to come out at the top of searches and be highlighted?
That’s doesn’t mean it’s a premium house.

OK I didn't look at the listing before some of the pictures were removed. All I can see now is one bedroom which is lovely - liking hte bedspread - and a weird high up bed thing which looks exceptionally odd and doesn't really look like a bedroom at all. And very small. If that's the "further first floor double" I'd doubt you could get anything but a single in there.

No pictures of the third bedroom at all - first thoughts are "what are they hiding"? Agree that you need to make it crystal clear whether or not your loft conforms to building regs. Why is there a photo of a large blue van/car? It's rightmove, not autotrader. And no pictures of your music studio?

Internally I think it's fine, the brick fireplace isn't my thing but it's a period feature and in keeping. I certainly wouldn''t paint it. I'd also want to do work in the kitchen, the tiles on the floor are fairly dated and I'd want to replace - as are the multicloured tiles on the wall which are very 1994.

No idea on price as we're the other end of the country but if everyone else is saying it's overpriced, I'd listen to them.

Well it appears viewers are making the connection. Irrespective of the meaning. As none of you are buying this house it’s interesting your views are different from potential buyers. I have not sold many houses but I do own several. Therefore it’s what buyers in Storrington are looking for and it’s quite a classy area. Therefore to seek for top dollar you need a top dollar house. That’s all there is to it. I’m not a fantasist and I do have a lovely house. However you can believe what you like!

My first thought is the price is too high - property will sell at the right price. For Storrington 2 bed semi I'd look at spending £375 Max.

Bubbles this price range is not top dollar in Storrington. I'm not sure how many times you need to be told that.

As much as I agree about her third bedroom and have posted that, there really is no need to be totally horrible about rhe house.

This is an example of a top dollar premium house in Storrington. The ops is at the lower end. For someone who seemingly owns a lot of property you sure are confused.

All a "premium listing" means is that the owner or agent has paid more to get top billing. Like the "sponsored results" on Google. It has no bearing at all on the quality of the property.

Flobochin, you'd just need to take the en suite out and you'd have your third bedroom back. Turning a 2-bed into a 3-bed with a loft room and a ground floor extension for aboaut 5k.

Why is there a photo of a large blue van/car?

To show there is off street parking with access from an alley or side street, and possibly room to build a nice 2 or 2.5 car garage on the parking apron.

Houses sell if they are priced right. This is too high for what it is and for where it is.
