Only one viewing after two weeks, thoughts?

We want to move back to Brighton in the next 12 months. Just finished various bits of work in the house, and decided to go to market to see what happens. However, we went with the highest EA valuation, although they justified it against other properties, initally went on at £525k and it was changed next day to Guide Price 500k to 525k. We have only had one viewing in the first 2 weeks. Apparently there has been a massive number of hits on rightmove, and people are not viewing until they are under offer. Can you have a look and give me your thoughts.... we may decide to come off just now, and try again after Christmas.

Looking at the floor plan, the fact that the third bedroom is described as a loft room would make me think that it hadn't been converted properly and couldn't actually be used as a bedroom which would put me off.

This. If it's a 3rd bedroom it needs to say so on the floor plans; if it's not then you need to change the description. As it is, people who look at the details because it says '3 bedroom semi-detached' and then spot it's only a loft room on the plans will feel as if you're trying to pull a fast one.

The other thing is that you seem to be asking 150% of what you paid for it in 2014. I don't know what the market is like where you live, but I live in part of the country with one of the fastest rising house prices over the last few years, and prices here haven't gone up by anything like that much in that period.

Lovely house though!

That's not what a premium listing means. It is not intended to refer to the condition of the property.

It is a marketing gimmick that Rightmove uses to charge EAs a little extra. Premium listings are meant to stand out a little more, more photos on the initial thumbnail result.

To me, Premium listing could not be a scrappy drive at the back, a rather workmanlike kitchen, no wow features, no great bathrooms (only one) and a garden at the front and a scrappy patio. Not to mention the third bedroom conundrum. Premium tends to mean excellently presented and this house is certainly ok but not special in any way. Therefore I think viewers would expect more.

There’s no need to be so rude about someone’s home. Particularly as so much is a matter of taste and plenty of posters think the OP’s home is very appealing.

I think you fundamentally misunderstand the nature of the Premium feature, which has been explained to you twice now on this thread.

At the risk of repetition, you're interpreting incorrectly what 'premium listing' means.

It has nothing whatsoever to do with the quality, condition or size of the property being advertised.

Premium Listing ads on Rightmove are slightly larger than others and feature four images per property rather than the standard two.

The idea is that larger ads with a greater number of images stand out to users. Apparently this can help to increase interest and speed up the selling process.

Are people looking at a different house? It’s beautifully decorated - lovely kitchen and bathroom and I’m very jealous of the fireplace. I can see how the upstairs space might be putting people off, but I still think it looks great - if it’s not selling it can only be a price issue. I hope you get some more interest soon OP.

I love your fireplaces but a lot of people won’t . If things don’t pick up can you plaster them? Also your yellow door can you repaint?

OK - I'm wrong. However, if the word "Premium" is used, in any context, then that is what it should mean. The lay person, such as me, thinks it should be pretty good for a "premium" price. Many people think premium means premium and not just how much you pay for a listing! This house was advertised at a "premium" price to match the listing. One nice fireplace and a servicable kitchen (no it is not great!) does not make it worth this money. Storrington is a good area. It is probably full of converted barns, cottages and designer led houses. I was disappointed in this for £500,000 plus and, as no one much is looking at it, others are disappointed too. They are presumably looking at other properties for the same price but which are bigger with three or even four usable bedrooms with PP. If the price is reduced to reflect the issues I, and others, have mentioned, and it just a standard listing, then it stands a chance. Otherwise,the facts speak for themsleves. A fireplace does not sell a house.

I've always taken "premium" to mean nothing more than "house the agent is particularly pushing at the moment." It is not going to stop people viewing the house.

Bubbles, I can only assume you're drunk. Your posts are horrible and totally not necessary. That's someone's home. Yes it was over priced but it's still a lovely family home.

The fact you don't know what a premium listing on right move is and you've no idea of hours prices in this area doesn't give you carte Blanche to be as obnoxious as possible about someone's home.

I can imagine exactly the kind of house Bubbles thinks is premium. It’ll have had the heart and soul ripped out of it, be grey from top to bottom and will cost an arm and a leg that no-one will pay because it’s going to cost them a fortune to put right.

I see loads of houses like this on rightmobe. Inwardly sigh and scroll on.

I love it, decor, garden, location all lovely but for that price I would want three bedrooms and the option to convert the loft, not 2 bedrooms with the loft already done.

The listing looks much better with those pictures removed. Good luck with your sale OP. We had an offer this week on ours after it had been on the market since February. The nicer weather seems to be bringing people out so hopefully you will get increased viewings/offers soon.
