How best to turn this 2 bed into 3 bed

Hi all! Does anyone have any advice on how to best make this a proper 3 bed? Currently there's a badly built partition wall subdividing one of the original bedrooms but this means there isnt a seperate entrance. We want to make this a 3 bed to increase resale value and as far as I know the subdivision as it is doesnt make it a proper 3 bed. Does anyone have ideas on how best to create a proper 3 bed? Thanks for suggestion. My only concern is that I will be forming a long corridor. Unless we move the subdivision wall over to the left to match up with where the current airing cupboard is the corridor will be quite long. I think this would leave me a small room of 2.5 x 2 ish. Would this be an ok size to be usable, perhaps a nursery?

Layout-wise takeout the airing cupboard to make a corridor horizontally to bedroom 3. Obviously moving an airing cupboard is a big job - unless you change to a combi boiler then it's not needed.

Do you need an airing cupboard? Surely the obvious thing is to create s corridor through there?

Cut through the airing cupboard to the third bedroom. To avoid the 'corridor effect', move the door of the master further into the bedroom too. This will also give you a larger landing, to which you could add a skylight at a very reasonable cost to make it a really pleasant space.
Other tip to add value: knock your loo and bathroom into one.

I am not sure of your budget but we did similar by having the airing cupboard and water tank taken out of it and a combi boiler put in. Then all rooms keep their size

In fact - if you took away the airing cupboard and made that into a corridor for all of the bedrooms you really could steal some of the landing for the bathrooms and an en-suite would work ...

Tbh for the time being we had knocked down the subdividing wall as it was poor quality but we do plan to swap to a combi so the tank is removed. Right next to it is also the upstairs chimney which will then need to come out too. All with a view to making it a 3 bed if possible. Is it easy/ cheap to add a skylight? It's a mid terrace house.

Knock the two bathrooms together then steal some of it for a small en-suite - possibly steal some of the landing too

The current wall on the right hand side of the bathroom is directly above a small length of a wall downstairs. If there's no weight on it from the attic can i assume it's no load bearing and ok to knock through?

I like @ninja's suggestion of making the bathroom one and possibly getting an en suite too

@radders Here's my two bit worth. You have enough space for a good 3 bed, 2 bath layout here. See here 3 Bed, 2 Bath

Convert the existing loo and bath to an ensuite. (And if you're daring and have a good, trusted plumber on board, make this a wet room!) Reduce landing and install another bath (min. width 850mm) with shower, sink & WC with a sliding door for use by the other 2 bedrooms. Demolish airing cupboard (best if you have a combi) and create hallway leading to all 3 bedrooms. If possible, have a rooflight here so it is nice & bright or alternatively, install a couple sun/ light tunnels.
Chill & watch the property value increase exponentially

Thanks so much for the ideas. Sorry for long delay but we have now drawn the plan to size which disagrees with what the house was listed with (landing is a lot smaller). Now looks like some of these options won't be suitable due to the placement of the stairs. We have decided on the attached as we already have another wc downstairs. Thoughts?
