Which house to buy?

Hi would like to have some advice. Two properties in the same area. Identical layout. Roughly same price. Neither has front driveway. But both have private parking for 2 cars in the back.

The main difference are:

Property 1
Mid terrace
South-east facing garden
House freehold, but garage at the back on 999 years lease
Can park on the kerb front door
on a chain (seller found a property without further upwards chain)

Property 2
End terrace
East facing garden
freehold garage at the back
can't park front door (double yellow line)
not on a chain (let out currently)
closer to main road (roughly double? the traffic noise level in the garden)

  1. Garden sunnier. Garage on long 999 year lease doesn't matter. Parking at front and further away from main road - very important!

I'm in the US and so don't really understand y'all's property situations, but even so, 1 sounds so much better!

  1. Your neighbours will help to heat your property. Sunny garden, parking for visitors etc.

I'd prefer an end of terrace, but given everything else you've said I'd pick No. 1.

If the sound proofing isn't good end terrace would be preferable to mid.

House 1, doesn’t really sound like there’s much of a chain and sounds like lots of positives over 2 (apart from the end/ mid terrace bit)

Neither. We had EOT and I'd prefer that to mid terrace any day but the traffic would bother me.

  1. You may be able to bargain on price as seller has found something they want to buy and buyers are in short supply at the moment

May well be faster to get 1 than wait for tennents to have notice then stretch it out (could easily take six months to a year to get them out if they don’t want to move).

If 2 has a much bigger garden that might sway it for me though.

Main road means pollution from vehicles and this can store up health problems
