House not selling (quickly enough for my liking)

Is it worth adding an agent? We've not been on for ages - very end March. We've had a sale fall through, reduced the price, but the market is definitely hard round here (St Albans).

I'm being inundated with 'we see your house hasn't sold' 'we have clients ready to view'. Surely to goodness anyone looking is on Rightmove etc and it makes little difference. The agent seems engaged and active, but viewings have dwindled since coming back on a week ago after our sale failed.

The agent is saying it's a funny market. There is very little for sale, friends who had offers before (then had to remove due to family disaster) haven't budged.

We are very dependent on London here too which is also tricky.

Why did the sale fall through. Tbh we're at SSTC and falling through and having to go back on is my fear as I think it makes people think there may have been an issue.

The buyers had made an offer on something else and lost it. That then came back on the market so they binned us.

I can't blame them, but we've also lost our purchase property now so an expensive exercise.

We are looking - well just agreed to buy - and multi agent ones to me I would interpret as desperate to sell.

I named changed and posted my house for opinions especially photos and the video tour.

There were a couple of negative comments but most were positive and my house sold.

It is good to have outsider perspective.

It's a lovely house, but there are WAY too many photos - you don't need multiple photos of each room, I'd switched off by photo 9 and there were still 35 to go!

God yes way too many photo's. People don't need to come and view as they have seen it from every angle! Handful of the best photos that is enough to entice people to want to see more.

Lovely looking home though. Maybe something out the front for a bit more curb appeal looks a bit plain from the outside

Your house is beautiful! Agree about the photos though, I stopped looking by the time it got to the garden photos (and scanned through the previous ones really quickly)

Lovely house!!

I'm in London and the market here and commutable areas like St Albans is terrible.

Not sure if it's a comfort (because it's not about your house) or not (because it doesn't change the fact that the market is v slow).

We are trying to sell too and it's tough.

Agree too many photos and I’d put slightly more elegant bedding on, the stripes scream student.

It’s a lovely home but for that price I would want the back of the kitchen to be sliding doors to the garden.

Hope you don't mind me saying this, but the lounge is very small for such a good sized house. I always look at the floor plan before anything else and from that I'd want to extend the lounge into the dining room and put a wall across the back of the dining room to make a reasonable sized lounge.

That would put me off much more than 40 odd photos.
