House not selling (quickly enough for my liking)

Is it worth adding an agent? We've not been on for ages - very end March. We've had a sale fall through, reduced the price, but the market is definitely hard round here (St Albans).

I'm being inundated with 'we see your house hasn't sold' 'we have clients ready to view'. Surely to goodness anyone looking is on Rightmove etc and it makes little difference. The agent seems engaged and active, but viewings have dwindled since coming back on a week ago after our sale failed.

Agree completely. These threads are always full of people who don't live in London or other expensive parts of Britain and can't understand why houses aren't all priced the same irrespective of location

There are absolutely loads of reasons why people may prefer or need to live in and around London whether it be for work, for easy access to all the attractions and amenities London has to offer or just because their friends and family (and therefore support network) are there. To put it quite simply London is a very attractive place to live for lots of people and therefore the prices have risen accordingly. No offense but Sheffield is just not comparable and whilst some people may prefer Sheffield, many obviously don't otherwise everyone would be selling their flats in London and moving to huge detached houses there.

OP I agree there are too many pictures, but my biggest issues was trying to get a feel for the layout and flow of your house from the photos. Obviously the floorplan helps however, I think putting fewer pictures in a more sensible order would be helpful. If this second viewing doesn't yield results I would also think about trying to create a more cohesive feel to the house as I agree with PPs that someone who loves the kitchen may not love the rest of the house and vice versa. When I was selling I found that there were buyers that were able to look completely beyond decoration and those that simply could not look past it. For the latter group if they couldn't imagine themselves living somewhere it was a definite no even if the changes they needed to make weren't massive or costly.

Yes I do understand the stupid prices you are happy to pay down there which is why I consider the prices 'insane

Not that that ^ makes sense Only stupid if you can't afford it, surely.

I've only read the first 3 pages...
but for that price I really expect more in the garden department; freshly painted fence weeds trimmed along that fence line.
something by the front door.
and a fully landscaped back yard.

It's a bit souless apart from the dining room which looks completely out of place. Ott in fact.
I got to the picture of the back and assumed that was it so I am going to look at the rest. Not brilliant photos tbh but I am on my phone.
