They have to be on rightmove, right??!

Agent in London is telling us belatedly after signing the contract that they don't actually use rightmove but just zoopla instead. This is rubbish, isn't it? 99.9% of people I know would only look at rightmove, me included, but obviously that is anecdotal... what do you think?

Yes - was this really not included in the contract which you signed?

If you are not locked in for a minimum period I would consider a different agent.

When we were house hunting I signed up for alerts from both but would mostly browse rightmove. If they didn’t tell you before you signed, surely that’s something that can be used to get out of the contract because you didn’t have all the relevant facts? I wouldn’t choose to sign up with someone just using zoopla.

I agree. I prefer zoopla personally but as a vendor you need to be on both.

Is it in the t&cs? When I was house hunting I did notice some houses were only on zoopla and not right move so I'm not surprised but because it wasn't lots, it wouldn't really occur to me if I was selling. Check the t&cs and if there's nothing in there then take it up with them.

You should have a cooling off period on your contract and be able to cancel it. Our EA is only on rightmove. I was told at the time that all EAs had to choose one as the governing body of EAs had ruled this. However there are still a few in our area on both so I do not know what the true reason is - probably cost. I do think most serious house buyers will look at both but rightmove is certainly the most popular in the London area.

They are either trying to save money by not paying the subscription or have been banned for breaching advertising rules. Either way I wouldn't use them without the RM exposure.

I think Rightmove has emerged as the main one to be on. Three to four years ago, there were far more London properties (at least in our area, around our house value, and of our size of house) on Zoopla; by about 18 months ago, the pendulum had swung the other way. In the area we moved to last year, still SE but not London, there was/is barely anything on Zoopla and I did notice that the Zoopla properties that were not also on Rightmove had been hanging around for quite a while.

This isn't scientific, of course, but you could do the same assessment of your local area - enter the parameters of your own property (e.g. 3 beds, £100k below to £100k above or whatever's sensible for your price, 1 to 10 miles from your postcode depending on urban/rural etc) into both websites and see how many come up and how long they,ve been on; also check sold properties on both sites with those parameters. At least then you have some evidence to discuss with the EA and can argue that they are not fulfilling their contractual duty to advertise your house appropriately.

I think it is regional, when I was house-hunting 15 months ago there were more properties on Zoopla than on Rightmove in the SE, the only time I ever used Rightmove was to look at property porn on here!

Are they on crappy On The Market too? I wouldn't go with an EA that didn't use RM. I think you are quite right to be concerned and take your business elsewhere.

Oh that's bad form. Your contract should have a cooling off period and I'd be using it and finding another agent. People do use Zoopla but most go to RM as first port of call. Our agent used both - we had just over 300 page views on Zoopla. We had almost 2000 on RM.

In a falling market you need all the help and exposure you can get - and you definitely need to be on RM.

Great for a savvy buyer, terrible for you as the vendor! We found a place on zoopla completely by accident and had presumed everything on there would also be on Rightmove. I knew zoopla did evaluations and local pricing info but didn’t realise they had standalone property listings. Found our place via see agent details outside a different house and being led to zoopla by a google search. That particular house was crap but I browsed other stuff and found this one. We only got it because of that!

I worked for an EA briefly about 3 years ago. RM were just restructuring their pricing and charging a fucking fortune to be on it. It will be purely cost saving. We were relatively small, with around 150 properties, they wanted to charge a set fee per 30 properties, that was higher than the set fee we were already paying. You can’t not be on RM and our MD knew that, but so did RM. so a few jobs were cut, including mine, to pay for it.

Does property bee work on Zoopla? - when house-hunting I want to know the pricing history of the houses I am looking at so always use Rightmove.
