Solicitors Trying to Exchange Today

So, today's the day, when we are aiming to exchange contracts. 4 people in the chain, so fairly short.
I just had to share my excitement, apprehension, exhilaration and what not with some people, so thought of starting the thread.

Is there anyone on the same boat, aiming for today or weekend?

Haha, Didnt happen in the end! My vendor's solicitor went missing in the afternoon. Like, how can they be incommunicado when you decide in the morning to try to exchange.

We have been hoping to exchange since Monday. Now it transpires that our solicitor has lost our mortgage offer.

Getting nervous now as this is a popular development, near the London mainline and we had a deadline of Monday to exchange. I don't think the developer will sell the house to someone else but it remains a possibility.

Just for added fun, we go on holiday on Thursday...

I mean how in the hell's name can solicitors do these kind of goof ups. I mean seriously. As if the basic moving stress is not enough, to add to this, this kind of drama is taking it too far.

Good luck for tomorrow whistling.

The only upside to our drama is that we are now being dealt with by the senior partner. We got more emails this afternoon than in the whole of the last 6 weeks put together.

Our mortgage broker has emailed them the documents but they have to have the hard copy because this is the 18th century...

Am anticipating spending large parts of our holiday waiting in for recorded delivery letters and trying to find people to witness our signatures on the mortgage deed.

I have proactively sent out emails this morning to my solicitor, to my buyer as well as seller to know that we are going to make an attempt for exchange this morning.

Let's see what happens.

We exchanged !! Just an hour or so back.

I have only just managed to buy the home insurance.

@Cosh - Sending you some good luck and wishes. You still have some time left.
@Cankle - Great, they found the doc. Any idea when you might be able to exchange?

Yay! Happy house day!

I think we're looking at middle of next week (facilitated by me picking up a document from our solicitors, driving it to Manchester where DH is working so that he can sign it and then driving it back to the solicitors - so about 6 hours in the car...)

Canklesofglitter why?! We havent dealt with any physical paperwork throughout our whole purchase, it's all been scanned over to us, we've signed it and scanned it straight back!

Looks like we're going to try and exchange Monday. Despite having confirmation from the vendor already yesterday, apparently they need his authority to exchange every day they try to exchange as well. Hmm And of course, he couldn't be contacted as apparently he was out all day having his car serviced, and for some reason was unable to answer the phone. . . .

Apparently they need both of our signatures on the same copy of the deed so we have someone on standby to witness our signatures tomorrow night and will then take it into the office first thing Wednesday morning. Have made it very clear that I expect them to exchange on Wednesday.

What's the holdup bored?

cankles long story....sold in Feb took me until mid march to find a house. My buyers pulled out late June then I found new buyers so still sorting through it. Still hoping to buy the house I want but I can't believe it's taken this long and it could still go tits up if they pulled out. There's something very wrong about our buying and selling process 😖

Pretty sure we told our solicitor they had our authority to exchange whenever once we reached that point. We probably put it in writing in an email, but we wanted no hold ups.

We went to our new house and it felt really nice. I took my parents along and they absolutely loved it.

That sounds like a complete nightmare bored. We lost a house last year on the day of exchange. Vendors were a divorcing couple. She moved our in the morning and he promptly changed the locks and took the house off the market. It's just awful isn't it? It's taken us ages to find anything else as well had a really tight area we wanted to look in as we needed to be near the one station in the Midlands with trains to London for me and trains into Birmingham for dS' grammar school. Gave up in the end and will shortly be the owners of a bland new build. Boring but a four minutes walk to the station!

In every other walk of life you can mostly pick who you do business with but this is one arena where you have to deal with horrible people if they're the ones with the cash you need.
