Listing, viewings and offers thread 3!

We filled up our old one, hoping I'm not posting out of turn by starting the next, it's the only thing keeping me from going nuts with the endless cycle of no viewings - viewings - feedback - no offer - no viewings - viewings etc!

Hope this is the thread where we all sell and get our dream houses. I'm working from home and doing 'backseat cleaning' - nagging my poor OH who has the day off to do everything for our second viewing this afternoon from the only couple to have shown serious interest.

Well done Forthelove just had mile panic I'd have no where to moan then :D

I'm feeling all kinds of anxious today, we had an offer made which we waited a couple of days to accept while another viewer mucked me about, I've accepted it via the app (purplebricks) and got my negotiator to speak to them to see if the offer still stood. The lady replied she thought so, just needed to check with her dad who was paying - that was Friday and heard nothing since. Now its early days so not much will be happening but I've been here before so I'm worried no news means they are doing nothing :/

Talk me down guys !

No news means good news, they are probably sorting out mortgage details etc and getting quotes for a solicitor... Took us a week to get back with an offer as we had to do the above. I'm sure you'll be fine!! Got my fingers xd for you

Hi Badgercat, we are in a vrirtually identical position, fingers crossed that no news is good news, eh.

Getting nowhere with arranging a viewing (with sold.co.uk) for the one house we really want to see (cheap as a bit small but fab area). Left 3 messages with the receptionist that have been ignored by sales team. Got a few other viewings arranged this week.

Just had a call from DH saying he missed a call from Kebab Man while he was in a meeting.
He texted him back saying if youve anything to say/offer, please so it via the Estate Agents.
Why didn't he just ring them back?! I could slap him.

No contact from EA so I bet they've taken offence at DH's text.

What a plonker!

Just gave in and called the EA. The feedback from Saturday's viewing has filled me with uncontrollable rage!!!

So we just viewed the "head over heart" house which is 65k less than the dream house. Im very conflicted!

It was surprisingly big. Tardis-like and yet full of cottagey character. Lots of beams and stoves and reclaimed brick inside.

It's also next to an amazing primary school. Nice garden with just a field at the back and unobtrusive neighbours who are farmers.

DH was much taken with it.

I am V ambivalent though cos it's in the middle of nowhere except for the nearby school. There isn't even a village, or a pub. However there's a small town five mins down the road where our best friends live and it has a secondary school too.

It's about half an hour into the city (and work).

DH says we would make ties in the school. And loves being near our friends. But I'm a city girl and am terrified!

It would mean committing to sleepy boring small town life forever. I would literally only go into the city to work. That's pretty scary.....a full lifestyle change!

But how great for the kids to be five mins walk to school?

Are any of you going from town to country?

I'm just mad. It was a landlady and they viewed before and said the garden was too big. Then came back and said they wanted to view again. And have come back and said they don't want it as 3rd bedroom is off the second and that it would be better if it was 3 separate rooms. Annoyed for a few reasons

  1. The bedroom has not moved since their viewing in May and its clearly advertised as having 3rd off the second room.
2.) If it was 3 separate rooms then the house would be up for more. Obviously. 3.) The house would need to be less than 200k for it to work for them. The house is up for OIEO 210k and has a market value of 219 to 224. 2 mins of research on rightmove and zoopla will tell you this along with the estimated monthly rental income it would get.

I know ita irrational anger but I had to garden in the rain and clean the house with a 2 year old inbetween doing very long and hard shifts at work. I don't expect this kind of feedback from someone who has seen the house before. Yes I am being unfair but I am thoroughly thoroughly p*ed off. I understand the market is slow but to not do basic research like this infuriates me. It wastes everyones time.

Elspeth- our dream home is in the middle of nowhere.
We currently live close to a big city though still a rural village.
I'd make the move in a heartbeat if we could clinch a sale x

I've just never lived in a truly rural environment before and am quite nervous about the prospect.

Our dream home is only 15 mins outside the city - we would send the kids to school in the city and I'd still feel part of it. We'd be in and out a lot. BUT the (huge) price reflects that and tbh it's even more isolated than the one we saw today as it has no neighbours and no school. And is so far away from our mates (other side of city) that realistically we'd see them a lot less.

So am V conflicted: rural at 365k but with access to friends and near a school? Or wow factor top spec 430k near the city but near nobody?

Elspeth - dream home doesn't sound that much better tbh, if it's still isolated and nowhere near your friends/schools. Head home is sounding better by comparison. I'm also a city girl as well, and I don't drive so I sympathise about not wanting to be somewhere rural.

Koala - that was a waste of your time then! Or a cunning ploy to wear you down to accepting a low offer....

Can I join?

We put our house on the market on Friday 28th May so around a week and a half ago. We have had 4 viewings so far 1 last Thursday and 3 on Saturday. One couple were definitely there for a nosey and nothing more but one couple left saying they had fallen in love with it and we would definitely be hearing from them.........I've heard nothing from any of them!!!

Now up until now my husband has been dealing with the estate agents, do you think I should have a go as I am generally a little bit more errrrrm demanding rather than dh who will accept what they say and not question it?

Or on the other hand am I expecting too much too soon? I'm feeling a little bit stressed by it all as we have found our dream house and I want to be in the position to put in an offer and secure it before they decide to put it on the market.

Hi Emma! I tend to be of the belief as buyer and seller that if you want to buy, you will be proactive, and won't be talked into making an offer by the estate agent. So at this point I would only talk to the estate agent if you were thinking about changing photos/description, or had any doubts about sale price.

Thanks Booksandcrocheting I don't see any need to change photos/descriptions/sale price. They just seem a bit slow.. we were in there on Saturday 29th and they said they had a number of interested people however it took to Thursday to ring us to arrange viewings, which we fit in the same day. I suppose I'm worried they aren't chasing as much as I would like or just aren't passing the feedback on.

that timescale does sound quite typical, I wouldn't be too worried. In terms of the feedback/chasing, I was always quite put off as a prospective seller by chasing tbh. And not all feedback is useful - like being told our house wasn't big enough Hmm. Mind you the pointed feedback that the house round the corner on for 5K more made ours look overpriced gave us food for thought......

Panic over - my buyer has entered her details so we are now officially sold ! I'm glad as they seemed a good fit for our home.
Now going to go back and read all the updates.
