I have a crush on a house...

If we put ours on the market today, and got a good price, we could just about stretch to it. But we'd be increasing our monthly morning gage repayments by 1/3 and we'd need cash to do it up. DH says no, it's not worth the hassle or financial risk.

And yet, I still love the house. Here it is:

Ok. It's very expensive; it lacks curb appeal; it looks like a money pit; it will take huge amounts of work to make it look habitable; the garden is a dump.

If you really want to be put off - it has a very ugly frontage.

Have you seen how the other houses have almost all had to reroof - this one looks a bit sad.

Wiring completely needs doing. Skirting looks a little mouldy in places damp?

windows and doors need doing.

I think there could be some horrors behind that wallpaper too, i.e. blown original plaster.

I'm guessing bathroom and kitchen need doing properly along with the reroof, rewire, damp treatments, infestation that goes with damp treatments, replaster, wood replacement where necessary and heating system installation.

£300k is my best guestimate (assuming in a million pound home you wouldn't want a B&Q value kitchen and bathroom).

Tis a gorgeous house but real money pit - no weekends off or holidays for a decade kind of house.

Oh my god it never fails to astonish me the cost of property in London!!!

It needs a lot of work but has a lot of potential, would need a lot of love and money. Is there a survey You could look at? That could put you right off!

Parking would be a huge issue for me too.

Having said all that, it could be so lovely, good luck!

There's a lot of photos of fireplaces and pretty plasterwork, but nothing practical like you know, kitchen or bathroom. And the garden needs masses of work, that's not to mention the house.

If it would be a stretch youd have to live in the house in that condition while the work was being done. Which will be significantly longer and more expensive than you think it will be.

Wow you guys are quick and good at this. It's prettier in real life. The layout does need some rejigging.

I think I'd put an extension on the back (take the kitchen all the way across) and turn the breakfast room into a utility & shower room. We did this to our current house. I'd like to get an ensuite upstairs, but I can't see where? Parking is pretty bad, but it's a resident zone and already has a dropped curb for a drive.

I think I like the fact it's a blank canvas.

Can you afford to live in a do it up while you live there? It is an investment tbh and you seem to be maxed in your budget. Good chance that you will need to change the expensive stuff like electrics, roof may need updating, isolation, new boiler? There is a potential long list here of things that need improvement before you can even start with the "fun stuff". Can you afford to do the important stuff within the next 2-5 years or even the coming year if something is urgent? This dream could turn into a nightmare as it is A LOT of money, work and time needed to get it up to scratch. Was that helpful? 😉

The only way I would put you off it is if you said you were going to rip out all the beautiful original fixtures, if you are not planning to do that and will do it up to enhance them then yes please do buy it and stop someone else ripping the heart out of it and turning it into a soulless modern minimalist identikit box.
