I have a crush on a house...

If we put ours on the market today, and got a good price, we could just about stretch to it. But we'd be increasing our monthly morning gage repayments by 1/3 and we'd need cash to do it up. DH says no, it's not worth the hassle or financial risk.

And yet, I still love the house. Here it is:

I can see the appeal of the first house but fuck me, the work and money required to bring it up to scratch is making my head spin!

Slotted - that layout is genius thank you.

Kickass makes a great point about the mortgage.

Houses of this size and period in the immediatel area tend to go for up to £1m when done up - but they are mostly semis, detached or much prettier. Also, it's the penultimate in a row of houses next to the A2 Eltham underpass - so there would be the low hum of traffic from that. All things considered, it's seriously overpriced which must be why it's been on for a few weeks with no interest from developers.

If you want to squeeze a second bathroom in you could do it as an ensuite between bedrooms 1 and 2, plumbing into the soil pipe for the WC below. But to me I'd be thinking about going into the loft long term in that house, so I'd get an architect to draw up plans for this now and make sure anything I did wouldn't have to be undone for putting another staircase in.

It's really gloomy and the front of the house is an ugly mess of added on bay windows.

The garden is depressing and will need a lot of work.

It's exceedingly expensive and will need a great deal of revamping.

Only thing is has going is the fireplaces.

Ha this is right near my mums house I will warn you these houses are bloody impossible to heat and keep warm! But I do love them can't beat the period features and they are near the station, traffic and parking round there is quite bad though

Irie - that's good to know. We completely overhauled our current house and, thinking we'd be here forever, I persuaded sceptical DH to put underfloor heating in our kitchen/lounge/diner. Now he says he's not prepared to move anywhere without it Grin

So how much do we think it's really worth? 550k?

Yes I'd say that, my mums is valued at £700 but hers is a semi detached 5 bed with loft conversion and huge garden, with a drive and a brand new kitchen... 550 seems fair with all the work that needs doing and especially if it's been on the market a little while they might be getting twitchy as things around here usually go within a week. Do you live nearby at the moment?

Would you still have enough to do all the renovations? Has lots of potential I must say but not sure I could live with it all going on around me but then I am a lightweight when it comes to house doing up.

Look at the main bedroom - It looks like there's been a major leak from the roof, all along the flashing. As it's a party wall you could have major problems even beginning to sort that out.

Why do you want to move anyway? Your current home sounds nice.

Kickass - well spotted.

Here is my (incredibly shallow) list of reasons i keep thinking about moving:

  • DD2's (5yo) room is only 3m x 2m (with an awkward chimney cutting one corner off)
  • We earn more money now and could afford more
  • I'd like a semi
  • I'd like a drive
  • I'd like to live nearer to the park & high St
  • I'd like a posh house to impress/keep up with my friends
  • I'd like our house to be as posh as the DC's friends
  • Our house is 'done' and I'm bored
  • Our house is 'done' and there are some minor things I'd do differently (no wine fridge)
  • I'm worried the DC will live with us forever
  • I'm worried house prices will continue to go up and we'll never get the chance again
