Your comments please on selling my "difficult" home

I am in the process of trying to sell my home (thanks to my divorce) and I have only had 1 viewing and offer. The couple who put in the offer pulled out after 3 weeks stating they decided they didn't want to live in the country after all!!!

The property went on the market at the beginning of September and I despair as I should at least be having viewings. The house is about 10 mins from Hever Castle and in the catchment of a good primary school.
I attach the link and I would REALLY appreciate some feedback from the photos and blurb. Please be honest be interior and exterior. If I can afford to make some cosmetic changes I will. Not quite sure what is putting people off but something is.

Is it not on Rightmove? I looked and could not see it, and that is always my first (and only) place to look.

Your house looks amazing! No idea about the price as I'm not in the SE. The only negative thing that I can say about it is that the photos on the mobile site don't seem to open properly - I can only see the corners of each room in the main photo

Took me a while to scroll through to find a photo of the house from the front - that always makes me think there is something to hide. Otherwise it looks a bit like a show home to me, but that's subjective.

Agree if it's not on rightmove that could be why. I wouldn't think to look anywhere else really.

Are you using one of those new online estate agents? If so set up a dummy account and see how easy it is to book a viewing - could be that the online booking system is too much of a faff and putting people off.

Other than that could the price be too high? I don't know your area but I can't see it being the property itself

Never heard of PlatformProperty. Is it really not on Rightmove? That will be your problem.

Bungalows are always a bit odd. People might not like having two bedrooms sharing a wall with the living room (TV keeping children awake at night), also the front door opening straight into the living room.

That said, your house looks lovely, so as a buyer I would definitely have a proper viewing. I am surprised you even got one viewing if you are not on Rightmove.

Wow, I love your house! What type of blinds are those? They are just what I'm looking for.

The only thing that put me off was it's described as a chalet, it was only when I got to the last photo/floor plan that I trigged what they meant by that.
Otherwise it looks lovely.
I suppose some people might not like the idea of DC sleeping downstairs and then upstairs, but there's not much you can do about that.
I think I'd have a word with the EA if I was you.

My only negative comment is that the bathrooms are a bit too white and shiny and sterile - can you add in a coloured bathmat or towel or something? Other than that - it's a lovely house in a nice area so the problem has to be price?

Do you think it's priced realistically? What price have the most similar houses in the area recently sold for?

The front facade isn't very pretty. A few plants might help.

Inside is gorgeous!

The pictures don't show enough of the rooms. They focus on beautiful furniture but don't show any scope of how the rooms are sized.
I also would expect the front of the house to be the first picture. I want to see the whole of the bathroom not just a corner of the tub and the wall.

I think there are too many close up photos of corners of your home. It doesn't really help to gage the space or layout of the place. Some photos like the bathroom are of odd angles. Lovely place though.

As others have said it needs to be on right move if it's not already.
The first photo on the link isn't of the exterior. I expect to see the exterior as the main photo.
You live in an expensive area but £675k is a huge price for what is essentially a dormer bungalow.
Your home is immaculate, it looks like a show home in the photos there's nothing a buyer could object to internally.
So I think it might simply be that the inside and outside are at odds with each other. Unfortunately you don't have a pretty exterior and little kerb appeal.
Did you buy it much cheaper and do lots of work? These days people can easily find out how much you paid, could it be that your expectations of the price you'll achieve is too much?
What's the secondary catchment school like? You mention the primary is good but if the secondary requiem improvement that would put buyers off.

Beautiful house and garden. My only thought is this. The interior photos come first. That always makes me ask why aren't they showing the actual house. From the interior I was expecting the outside to either be a rendered regular two story new build, or an older property, maybe edwardian/victorian that had been totally modernised.

The outside is attractive, tile hung, nice bricks, but chalet style is quite a particular look. I think it's better to see the outside first, maybe be a little undecided, then be blown away by the space and decor. Would agree with maybe adding a few colourful soft furnishings, especially the bathrooms and kitchen. Perhaps a few indoor plants as well?

It's a great house in a great area, listing looks pretty good in my opinion.

Looked at other similar listings and they are v varied in price but yours looks kind of in the middle.

The only thing I can suggest is researching the market for that price bracket in your area. We use RightMove at work & they provided us with a report that basically said the demand for homes £350-430k in our area was vastly lower than the supply. So that explained why we were struggling to sell those homes!

Never heard of platform whatever. We put ours on with estate agent last week and its on rightmove. two viewings so fingers crossed. cant comment other than that but it looks lovely good luck

Looking at the floor plans on rightmove - the living space is very open plan, not everyone likes that. Also 3 of your 4 beds are downstairs people with young children won't like that. Even a price reduction won't attract buyers who want a 'proper' house, it's a limited market. But if you are confident the price is right then it's just a case of waiting for the right buyer to come along and they will - I suppose your issue is how long you can wait?

Agree about the pictures not giving an idea of the room sizes and shapes.

Also, the view down the garden, looking at the back of the house, just draws the eye to the neighbour's properties, garages, fences, sheds etc. Makes it look squashed in which I'm sure it isn't from the other photos.
