Your comments please on selling my "difficult" home

I am in the process of trying to sell my home (thanks to my divorce) and I have only had 1 viewing and offer. The couple who put in the offer pulled out after 3 weeks stating they decided they didn't want to live in the country after all!!!

The property went on the market at the beginning of September and I despair as I should at least be having viewings. The house is about 10 mins from Hever Castle and in the catchment of a good primary school.
I attach the link and I would REALLY appreciate some feedback from the photos and blurb. Please be honest be interior and exterior. If I can afford to make some cosmetic changes I will. Not quite sure what is putting people off but something is.

The house isn't coming up because people searched for Edenbridge and you're actually in Hever - which from what I can see is a small village outside of Edenbridge. It didn't even come up when I searched Edenbridge +1/2mile. I think it'd be better to put the name of your village on there - it'll immediately appeal to someone looking for a quieter location.

I always look at floorplans first and the layout would be great for a family with older children - parents can have some peace and quiet upstairs. However if secondary schools are not good that cant be the target market. The agent should certainly be making that point to viewers though.

Plans around the door to improve curb appeal, cut back the hedges in the garden as they seem overgrown and are detracting from the space. Agree also with comments about losing the photos that show the neighbours.

I dont do quite as minimal in terms of colour, feels a bit sterile at times and if I had young children I'd be thinking of the effort of keeping it all clean.

Also didnt like the loose mirror.

Havent looked at the price for area but I dont think there is anything major that would put me off viewing if the price was right.

I think it's a wonderful house, with great spaces and a real bonus that there are three more or less equal sized bedrooms as well as the master suite. It's beautifully presented as well.

I do agree with the previous posters' suggestions for tweaks especially painting the front door a dark and sleek grey to modernise it in keeping with the interior. A couple of pots with either some winter colour or some standard shaped plants will also improve first impressions.

If I had to be picky, as well as removing the photo showing your immediate neighbours, I'd restyle the family seating area by the stairs. Is there a TV perhaps in that white unit that we can't see? Can you photograph from the opposite angle, just up the stairs maybe?

If space allows, I'd be tempted to take out the breakfast bar stools and put the two arm chairs and table under the window opposite, because it's obvious you can put stools there if you wish, but under the window's a bit of dead space (unless it's smaller than it looks)

Put something more welcoming by the stairs, a small sofa and coffee table perhaps, if you can borrow, or source from ebay? Just to demonstrate how spacious it is and how those areas are adaptable according to a purchaser's requirements.

I wouldn't hold on for a buyer at that price. If you're not getting any viewings price must be the issue. I think the market might be starting to soften anyway and brexit is compounding things. Brexit isn't going anywhere. If I was selling I'd reduce the price now.
