What time of day did you complete?

I really want to make sure I don't see our buyers as they are utter turds and I might say something I regret.
I've already left keys with the Estate agents so that isn't a problem.

We're moving out over two days so hoping the movers can get the last of our stuff out reasonably promptly the second day (day of completion).

About 10.30am. But I completed on a Tuesday in November. About as off-peak as you can get!

If you complete on a Friday (esp on a BH weekend for example), it could be much, much later. Like Monday-later!

I've bought several houses over the years and completed at all times of the working day. This one, the most recent (10 years ago), was late at around 3:30pm. It can take ages if you are at the end of a long chain and the monies from further down are taking their time to filter through. That's what delayed us anyway. We were very close to the wire as I believe the bank's transferring system for these things shuts down not much later than 3:30pm & there was a risk we were going to be delayed overnight (it may well have even been a fri afternoon, which would have delayed over the weekend).

Oh blimey, bit of a piece of string question then. Can you request not to complete until after a certain time? No way house will be empty and clean by 9.05am! We are in a chain of three - we are the top of the chain.

Well. We were meant to complete on the Friday (agreed by everyone in our chain of 5), but our bastard of a FTB at the bottom of the chain fucked everything up and it was Monday lunchtime.
Absolute nightmare.

About 1pm but we didn't get he keys until gone 5! They were still packing!

having been a cash buyer on a Thursday - we got the call to say 'you can have the keys' at 11am so I think that is about as early as it can be.

when we sold, we left a couple of days before completion for a long journey. Our movers arrived at 0630 and we were gone by 10. We were top of the chain and as I recall, the money got to us early afternoon.

I don't think you'll have a problem, but I'm sure you can manage just to wave and grimace at your buyers if you do cross paths. They have no right to get in until the money transfers.

I think the our last house was around 2pm and this more recent time it was earlier - around 11.30!

Around 12 each time. You have until 2pm though my solicitor told me, so they shouldn't arrive before then. Explain this to the estate agent.

About 4pm due to solicitors incompetence. We had to beg and plead because it was after the ridiculous 3.30 deadline.

1pm. When we got to or new house the vendors were still packing/moving/frantically cleaning. Our movers were (thankfully!) quite understanding about it.

The problem you have is that no matter what you say to an agent in terms of stalling the buyers, as soon as they buyers solicitor calls them and tells them that the funds have transferred, the property is theirs and the agent can't refuse them the keys.
If you're all completing on the same day then you probably have until about lunchtime but it depends how on it the solicitors are.

We had exchanged by 9.30, were waiting with our van to get in to the house from 11 and got really pissed off with the vendors who were in there until about 7pm at night trying to pack up.

Ok, so I actually emailed my solicitor in the end and asked for clarification. He says contract has a specified time of 1pm so won't be before that. I have left keys with him rather than agents (he is actually closer to the house too) so hopefully we'll be fine.
