Would you buy a flat with...

Just a shower instead of a bath in the bathroom?

We are going to get our bathroom replaced and we're debating whether or not we should remove the bath and just have a shower.

Only thing that worries me slightly is it's a three bedroomed flat, close to town, close to schools. If in the future we were to sell up would people, future buyers possibly being families, be put off with there being no bath?

I have small kids and i wouldn't buy anywhere without a bath or at least it would have to be simple to fit one (ie not have to move sink and toilet to fit bath)

No we wouldn't.

Even without a young child, no bath feels like the bathroom is incomplete.

We saw a beautifully done up flat recently, new modern bathroom with walk in shower/wet room but no bath.

I think you have to be prepared to rule out a certain proportion of buyers due to having no bath.

If you don't have a bath you will immediately put off any buyers with babies or small children, for a start.
And a lot of people do enjoy a bath now and then, even if they mostly have showers. If you are planning to sell any time soon I wouldn't do it.

What's wrong with a shower over the bath? We have two Aqualisas over standard baths and they've worked very well for many years.

Just to add, trying to 'bath' a small child in a shower tray is a bloody nightmare, speaking as one who had to do it for some time while living on a construction camp in the Middle East. Had to get dh to insist on a bath in the end - the company didn't like it but I had Had Enough!

No, or I would at least negotiate down the price accordingly.

We recently viewed a house and that was one of the things in the 'cons' column. Beautiful family house, but no bath, and you would have had to do major work to install one. A complete non-starter for us a family with small children.

Yes I would, we have two bathrooms which both have showers (no baths) baths were taken out soon as my youngest turned 5

We're house hunting at the moment and it would put me off if there wasn't anywhere to put a bath, I only have a bath once a month if that, but I need to know one is there for when a shower just won't do

I refused to even view houses where there wasn't a bath/easy place to put one. I wouldn't be able to live in a house without one as a boiling hot bath is the only thing that helps at certain times of the month.

I've been house hunting recently. Average type being 2 bed semi/terrace. I'd say the majority have showers and no baths. Suits me. I haven't had a bath in about 25 years

I know 2 people who removed baths for showers - 1 admitted they missed it, the other moved to a house with one and admitted they quite enjoyed being able to have one again. And estate agents had advised against removing them.

Wow, thanks for the replies. We are not planning to sell anytime soon, but one day in the future we might. At the moment we have a shower over the bath. We haven't been to see anyone about the bathroom yet but we will be getting a few quotes and seeing what they come up with.

To be honest I don't think a shower stall would work in our bathroom. It's a long narrow room and to fit it in they would probably have to move the shower from where it is just now along a bit on the wall and then that would cost more money moving pipe work etc. Dh suggested it I said it was probably not a good idea.

Yes.

Use the bath about 3x per year.

Especially in a small flat which isn't a 'family' market I do not think this is a barrier.

Soz I totally missed the end of your OP that said it is totally a family market. Do not remove the bath then as it is a big no no for families.

We bought a house without a bath and put one in. I didn't even want to view the house but the EA insisted and dh fell in love with it

It was a pain in the are getting the bathroom done and let wouldn't do it again!

I'm not keen on showers over standard baths, standing room feels small, but p shaped baths feel more spacious

We have small DC, too small to be using a shower instead of a bath easily, so no bath would put me off, especially if it looked like it would be awkward to get one put in.

I would buy it, but I can see why many people would not. If it's a big flat near a good school you'd be taking a significant risk in removing the bath, given that lots of potential buyers will have small DCs.

My parents only had a walk-in shower but their house is a bungalow in an area popular with retirees, so the lack of a bath isn't a big deal.

I just sold a 3 bed semi with no bath, it of course was obvious that there was space for a bath as there originally was a bath. But when we bought it there was a walk in disabled half height shower thing and we don't ever have baths so went for what we wanted to use for 6 years before we sold the house!

I took the bath out in my old house and it didn't put my buyers off, though admittedly they were young and it never actually went on the market.

My new house is four bedroom and has a small bathroom, having the shower above the bath is annoying me so next year I plan to have the bath taken out and a walk in shower put in. I'm not bothered about what might happen if I want to sell, just what's more easy for me.

MIL bought a 4 bed detached house with just a shower.

I would want a bath, and I've only had one bath in the 10 years I've lived in this house. Unless I had the cash to change bathroom immediately, I wouldn't buy a house without a bath if I had small children.
