loft conversion costs please

We live in bromley, Kent (ok, probably more south east London really!) and have a big standard 3 bed semi which we'd like to convert to a 4 bed.

Can I ask people to kindly tell me roughly what they've paid/been quoted if you've had a recent conversion? Ours is a classic bog standard house & we'd like to have a hip to gable extension & en suite bathroom. We've got 30,000 to spend but don't want to waste people's time if we're really short!!

Any tips/advice when approaching builders would also be most welcome xx

Watching with interest :) I'd particularly like any West Midlands based prices. I think Kent is probably more expensive.

Ours was £32K ex VAT, giving us 2 bedrooms and a bathroom. That price didn't include the supply of the bathroom fixtures, the tiles or the carpet.

I think you might find £30k total a bit too tight to be honest.

Ours was 35k for two bedrooms and a bathroom. Again not including the supply of bathroom fittings or carpets. We are in SE London/Surrey borders (not that far from Bromley).

Looking too, do the prices above include dormers or significant changes to the roof?

Mine included a small dormer and a small change to the roof, just pushing out the end of the roof line (if that makes sense)

Hip to gable is going to be in the region of 45k to a plaster finish (at the cheaper end of the scale). But I've heard prices are likely to go up as conversions become more and more popular

I'm doing a hip to gable and a roof raise and 2 dormers. No idea what it's going to cost me but hoping to keep within 60k. Am on a day rate. Scaffolding alone was 15k

We're SE London, had a 3 bed terrace prior to conversion. All in, 60k. Feel free to PM me if you want more details/breakdown.

All in = bathroom fittings, velux blinds, carpets, fitted cabinetry into the eaves slope etc, i.e. To make it habitable.

We're hoping to convert our loft soon but can't decide whether to include an en-suite toilet off the new master bed (in the new loft) or opt for more space/ storage instead. The nearest loo would be on the floor below. What are people's experience of en-suites; invaluable or redundant?! BTW there would be a freestanding bath and sink in the main bedroom

Ours has just cost 40k incl. VAT but excluding shower room.fittings and flooring. We had to get out boiker changed which was another £4k.

We've got 2 bedrooms and a shower room. A large dormer and they had to build the hip to a gable.

We're in Surrey and not far from Bromley a few junctions further round on the M25.

We had a quote at 45k Inc vat and one at 50k incl. VAT.

west midlands, march 2015 £36,000 inc vat including upgraded pressure system, upgraded doors and handles for 12 doors, floor and wall tiling, local chain supplied roper rhodes cabinet, porcelain and hansgrohe bathroom.

to add...we changed a hip to a sort of half gable/half hip to keep to late 30s look and a large rear dormer.

also interested in this as we are thinking of doing the same and am in the same area

forgot to add that neighbour did theirs three years ago, two beds and a bathroom but theirs is a terrace, it cost £42K took forever and they were not happy with company who did it, hence watching this thread for recomendations

I should add we also had to spend £1200 having smoke alarms fitted in the whole house.

Ours was £50k including new roof. With dormer and ensuite. Expensive area of the north west.

In general a hip to gable dormer with an en-suite would be quite a lot more than £30,000 in your area, but if you would like to get a better idea of what it is likely to cost we would be more than happy to give you a free quote.

So it looks like around 40-50K on average with 2 room, bathroom and roof alterations like hip to gable and dormer. Having someone around on Monday am hoping he says more at the 40K end of things!!!! New boiler might be another cost to consider.

Has anyone needed underpinning due to extra weight/building in loft??? Bit worried as tons of houses in my area have subsidence!

Hi I'm in west midlands cost between 32-35k. Things that put the price up was having velux window and extra large dorm window.
We decided not to have bathroom enquire but had it separate. So glad we did, it means kids and visitors don't have to go through our bedroom should they need to use loo. Also it feels less intrusive should you be getting up early and your partner still in bed.
If you want it desperately you could tell your builder and see what compromises you could make i.e we could have painted ours ourselves to save money, choose our own bathroom fittings and got our own tiler in.

Ours was over 30k without fittings or associated costs - fire doors, new boiler, wired smoke alarms etc.

I've just seen this thread, nearly 6 months later!! I'd be interested to find out which companies those who live in the West Midlands used.

We're moving in with my parents and will be converting the garage and a workshop to create a bathroom and ensuite for my mum, building a utility room, and a conservatory. My dad and my children will be on the first floor.

The plan is to convert the loft into a bedroom and bathroom for me. The pitch isn't terribly high on the roof and 50% is a flat roof over a previous extension.

I know its going to cost a lot and am wondering if it'll be cheaper to get the structural work done then organise the other trades myself. I don't know how much I'd save by doing this.

Any thoughts or suggestions?
