loft conversion costs please

We live in bromley, Kent (ok, probably more south east London really!) and have a big standard 3 bed semi which we'd like to convert to a 4 bed.

Can I ask people to kindly tell me roughly what they've paid/been quoted if you've had a recent conversion? Ours is a classic bog standard house & we'd like to have a hip to gable extension & en suite bathroom. We've got 30,000 to spend but don't want to waste people's time if we're really short!!

Any tips/advice when approaching builders would also be most welcome xx

Imperialleather2, who did you use to do your loft conversion? We are in Coulsdon and are looking for a very reasonably priced loft company. We are getting quotes of around £38,000 plus VAT for a loft conversion in a bungalow (2 rooms and a shower room not including fittings, carpets or tiling). Thank you

Been quoted £27 ex vat for one bedroom, no bathroom, a dormer but no other roof changes as we are terraced.
