Feedback on a flat for sale please...

Asking for a friend. Flat's been on the market for a while. Any comments to pass on?

Is your friend selling or buying?

Interior shots seem.very disjointed. Too much emphasis on the exterior and views imo

Looks nice, but quite a lot of furniture which makes it seem smaller than it is and would make me worry there would not be enough storage space. (Well not me cos my house is tiny and I am good at seeing past issues and solving them, but unimaginative viewers). Can she put stuff into storage just to sell?

I would be put of by the layout as I like living space and bedrooms to be separate (so if I lived there would have the kitchen beside the lounge) and would be concerned about the practicality of steps up to the bath. But not much can be done about that.

Its very cramped. There is stuff everywhere which makes it look like theres no where for storage

If I was being picky then:
I don't like the corner bath.
Bedroom - storage doesn't look great, could tidy it up a bit.
2nd bed - I would set up more as a bedroom/nursery or study.

But it is a lovely flat, don't know why it isn't selling, unless it is price, or market in that area is flat.

It looks lovely but the fact that it's been on the market for a year will be putting people off. They will think there's something wrong with it or if not then you're not serious about selling.

Take it off the market and go back on with a different agent after a short break.

It could do with better photos. A little more staged to seem less cluttered and so with less of a storage problem.

It's a horrible listing!

If there are sea views it should say so and emphasise it
There are no room sizes on the floor plan
The photos are rubbish - they don't show rooms in full
No info on bathrooms / loos in front page / summary

Yes and get rid of the clutter

The photos aren't great - not just the clutter (bedroom is the worst offender for clutter/mess) but lighting, angle etc aren't showing the place off to its potential. When a good EA pic of your place goes online, you should always think 'why are we selling? Our place looks so amazing!'

In terms of staging, first and foremost is remove from all pictures anything that draws people's attention to the lack of storage, particularly in the bedroom.

Definitely put room dimensions on the floor plan. Helps people figure out from the outset whether it's a goer or not rather than trying to guess from pictures. (Eg; actually, the sofa bed would totally fit in the second bedroom, it's bigger than the photos make it look).

And the first picture should probably be the exterior of the house. In searches if the first pic isn't the front of the house I always wonder what they're trying to hide.

Set up second bedroom as a bedroom otherwise it looks like it couldn't fit a bed.

Remove drape from sofa squashed beside fireplace - bring it out and opposite the other one - it's difficult to imagine chatting to friends when you're facing different way.

Get rail and wardrobe doors put in the main bedroom - nobody wants their stuff on display.

Get first picture of front of house and second of view - just the view as first picture looks a bit suspicious.

Which way does it face? Can she make a point about it being south facing and sunny?

There are 50 other 2 bed flats in Weston cheaper than this one.

It's not showing on Rightmove at all. I don't look on Zoopla.

Pictures are a bit meh - the one of the second bedroom particularly makes it look tiny - is there really only room for a nursing chair and a desk? No other furniture? Then it's too small...

The kitchen layout is a bit weird, but at least there's room for a table. The cooker is a long way from the sink, though.

The sheila in the hall makes me wonder about drying being done inside so there's the possibility of condensation issues/damp.

The view is EXCELLENT. There's no need for three pictures of it.

I am assuming from the description that it's still single glazed (timber sash). Is it listed or is there another reason that double glazing hasn't been done.

Randomly, until I moved down to Somerset (in 2004) I didn't realise you could still get corner baths. It seems that every other house down here has them!

Now for a moan about flats generally - I really wish the listings would tell me whether it was leasehold or share of freehold (or something else, in the case of Tyneside/cross leases) and how long the lease has to run, and what the ground rent/last year's service charge is.

I don't think the photos really show the rooms very well. The bedroom looks untidy/cluttered with the open storage above the bed and all the clothes on show.
Hallway looks very pleasant but again clothes hanging up, and something on the table (towards edge of shot) look untidy.
The items out everywhere do give the impression that there is no storage space.
Not clear whether there is any outside space.
I think they should get the EA to redo the pictures as you cannot properly see the size of the rooms.

Beautiful building and period features. The main bedroom needs to lose the rug and some of the furniture to make it seem bigger. Same with the second bedroom, but ideally set it up as a bedroom or nursery instead. I would also find somewhere better to store the ironing board which is prominently displayed in the kitchen. As a PP has said, remove it from the market, and get a new agent, who will then take new photos.

My first thought was why does the picture of the main bedroom not have a window. Then I looked on the floorplan and it looks like that room is actually internal.

That would be a huge no for me I'm afraid. I'm not keen on internal rooms but can put up with an internal bathroom (and do), and at a pinch an internal kitchen, but would hate to not be able to have natural light or be able to open a window in the bedroom.

Does it have a skylight or anything?

Ok, I can see the skylight on the floorplan now. Still wouldn't be somewhere I'd view because of that.

The main bedroom doesn't have a window, just a skylight/velux. That's a big negative.

They get viewings most weeks, do you think people don't realise about the skylight until they arrive? How could they make this clearer?

Would you highlight on the pic what part of the building the flat is?

Btw - that main bedroom is a major let down in terms of how the space is used. It looks cluttered and the cupboards above the bed make it darker and more closed in.

I thought I'd decluttered and had beautifully minimal rooms until the EA came round to take the photos. He and his colleague were there for over an hour (for a 2 bed flat) removing virtually everything portable from each room. Sitting room for instance floor cushions, sewing box waste paper basket fire screen ornaments all went into the hall until picture was taken. In those pictures for the kitchen I know he would remove all the utensils from the hanging rail, everything on the work surfaces the casserole dish the ironing board and the litter tray. IN the sitting room he'd remove the photo the telephone and so on. The coats hanging on the pegs in the hall are also very distracting.

OH and he said light fittings generally look better in pictures if they're on. ANd we hated adverts that didn't have room measurements - particularly if you're travelling any distance .

Come off the market. De clutter especially
In bedrooms. White bed linen to make bedrooms seem brighter. Set bedroom 2 up as a bedroom. Move furniture around in living room. It should be the showpiece of the flat but looks a bit studenty.

Then choose another agent who has lovely photographs of other flats. Agents must use Rightmove.
