I count 28 chairs, possibly ore on the balcony. If you look on the floor plan, they're actually drawn in.

I didn't count toilets, although they're always an option if you run out of seating options.

This has got five bedrooms and a massive living room, so is admittedly pretty roomy for a London flat. However, it's also £30 million, so not all that good value despite the five bedrooms.

Plus that massive living room has a double-eight ceiling - you could always pop a shelf up if you wanted bedroom number six, but it would be a bugger to heat.

No balcony. And awful decor.

Perspicacia that one bedroom/£9 million job is not only single aspect - looking onto an unlovely traffic junction at Knightsbridge tube, not the Hyde Park side, but also has service charges of ~£34 thousand a year. Nice!

I gather that that development is a creepy wasteland at night because hardly anybody lives there - it's all investment buyers who rarely show up.

That miniscule one with the communal gym in Ebury gardens has no windows. Who the fuck would spend a million on a shoebox with no windows??

Oh how wrong you are, MsSampson. It is the basement on the lower ground floor, and benefits from a hole in the ground which will catch all the litter, leaves and filth from the street a light well over the tiny slice of cellar yard next to the room terrace.

I don't think the Joubert Place or the Rutland Place ones are overpriced for the location to be honest. They are also pretty big studios and would command good rents for the outlay. I think the Battersea Power Station one is over priced for being on the wrong side of the river.

It's all relative but those are very very prime areas.
