Does this exist for £100k anywhere in the UK?

Friendly local community (won't automatically hate newbies)
Not too urban
Decent garden
Good broadband
2 bed minimum
(schools irrelevant)
Ideally with garage or workshop
Ideally 2 receptions

yes. Great Grimsby, Hull in fact many places. I have a 3 bed semi on the outskirts of a town i would take £95k for. No garage or workshop but big enough back garden to build one. Front garden fits up to 3 cars on the drive :-). Both places are near the sea too.

well they're not that price because of flood risk (and mine is on a hill). It's because they're up north and not by a major popular city Grin

105,000 newcastle/gateshead two bed semi new build with garage. dining kitchen rather than separate dining room, small but nice lawned garden. easy access to motorway (but not ON it).

Yes it does! We moved 7 months ago to a very friendly area, everyone welcomed us. large 3bed house, large front and back garden, with brick built workshops. We have loads of lovely local walks, while only a 10min walk from a small local town, which has butchers etc. and house we paid just a little over 100k Smile. We're east-ish Northamptonshire.

Another suggestion for NE.
We lived for many years in Newcastle - a fab friendly city with excellent links to the countryside & coast, last year we moved to the countryside near Darlington and again it's been a friendly place to settle.
You get a lot more for your money in the NE.
We've had fab broadband in both areas and I believe the whole region has invested a lot in broadband coverage so it's generally good. We actually have faster broadband in our village than we had in the city.

Would you consider the West Midlands too urban? My place near M6 J10 fits all of your criteria except that one but it depends what your idea of urban is. It's within your budget will post a link if its an area you'd think about. It's 3 double bedrooms and everything else you're after.

I do think the West Midlands is going to be too urban really. NE looks promising, also some of the ex-mining villages around Notts.

Agree: Derbyshire, north Leicestershire, Notts coalfield, all have quite a rural feel (National Forest) but plenty of affordable miners or railway cottages and new builds in a similar price range. For the price you might have to hunt hard to find a garage and 2 reception rooms There might not be a Waitrose but people are pretty down to earth and friendly. How about the Ripley/Codnor/Heanor area? Handy for Ikea Grin

Does a kitchen diner count as a reception room or are you thinking somewhere you could work in?
