Thoughts on my house

Looking to sell our house, had 5 viewings in 5 days so seems to be doing ok but feedback from 4 viewers is it's too small, can't do anything about that!!!seems to be priced right for similar properties, what are your thoughts.

Hi - your home is quite lovely ! So you need to tell your estate agents that they are sending the wrong type of viewers! Your home is a great size !!
If they sent people who were looking to upsize from a smaller house or apartment, rather than just sending anyone it would save you time and effort too !

Lazy estate agent !!! Give them a stern talking to !!!! :-)

Tbh the 3rd bedroom is small as it's above stairs bulkhead but again nothing I can do about that, we went with the lowest valuation so hopefully it's not price, fingers crossed something comes along soon. We have taken pride in looking after/doing up our house so disheartening when no offers come in

Is the smallest bedroom big enough for a single bed? If so I'd put one in so that it reads as a BEDroom rather than a box room. It's all decluttered and fairly neutral the only thing I thought was that the garden looks a bit bare- maybe some tubs of flowers or something?

Thanks, yes could just about squeeze a single bed in but that would mean our daughter would have nowhere to sleep, will look into so,e potted plants though for sure

It might be that people are starting their search for a property and are looking at a range of properties. A week is not a long time to be on the market.

Can you remove the big white box from the baby's room so there is room to move around?

Unfortunately not, the white box is something we made into a storage box to cover over the bulk head of the stairs

Yes I think the third bedroom is an issue - if the box isn't resolvable can you move chest of drawers to another room for a while so it seems bigger?

There isn't a floor plan on the ad which can put people off, and give them false ideas about size. Why hasn't your estate agent done one?

Your house looks lovely but the pictures make it look like it doesn't get very good light - they are rather dark. I think you need a better photographer, to be honest,who will take brighter pics.

A few thoughts - first impression is it feels cold and bland - though you've done an amazing job of decluttering.

Bedrooms are nice but downstairs needs some more personality/colour - maybe a couple of cushions for the sofas, vase of flowers on the dining table, bowl of colourful fruit in the kitchen, that sort of thing, just to make it feel a bit more homely and like someone would want to live there. The hall needs something too, it's not very welcoming at all especially as the second picture you see/first impression when you go inside.

I'd also get the agents to put a floor plan on, it's the first thing I look for and helps with getting a sense of scale/size which may help with not having people come and say it's too small if they already know what to expect.

We sold a similarly sized house when DS2 was still in a cot.

EA said to put a proper bed in the room (like Tyranasaurus said) because people will think it too small otherwise.

We put a single bed in the room with a guard to act like a cot side.

DS did not fall out of bed or down the side of the mattress. The house sold for well over the asking price within a month.

Could you switch the kids around - cot (and single??) in the larger room, and a single bed for your older child in the smaller room?

I agree, it looks lovely. Make sure the agent knows re too small - is that coming back from him or direct to you?

I don't know how fast things are moving round you, but 50 miles south, and stuff is sitting for months without a sale.

I don'tr think you need to add more to it like tractortree suggests, people are not buying the furnished house, don't spend any more money putting things in it.

I would say it is very early days for you, you are getting lots of viewings so that is good.

A floorplan is a must though, and the estate agents should be bringing round people for whom your house is not too small! Living in a flat right now, your house is exactly what we are looking for and will be far bigger than what we have now.

When we were selling our similar house, all the first viewers said it was too small, particularly the third bedroom. We took out everything except the bed, and none of the following viewers said anything about size. (In fact, we chose a small extendable bed from Ikea, although the room could take a full sized bed.)

Is that actually a single bed in bed 2, or is it a toddler bed?

Lovely home, but as others have said, it needs a little injection of colour or warmth somewhere. It's a bit too neutral.

That bulkhead storage box would put me off. I'd be thinking "where will I put the wardrobe/chest of drawers?"

Our current house has a bulkhead in a small bedroom but it is barely noticeable.

Previous owners built a floor to ceiling wardrobe around it, which was an attractive feature to us when buying. We noticed the bulkhead forming a raised floor inside it but didn't care because it did not restrict the function of the room.

It is a simple design, just a rail and a shelf inside, only as wide as the bulkhead. Tiny but still very handy.

DC love sitting on the step to put their socks on.

Thanks for all of your comments, the house gets great light as living room is south facing, when photos were taken we were losing light as it was almost 5 o clock, will look into some accessories but don't want to spend a fortune. All feedback has been that house looks great, accessories we have are of good quality(arco lamp, norm69, heals vase kitchen aid kettle, dualit toaster etc), I prefer the less is more look though know it's not to everyone's taste, just that stumbling block of the 3rd bedroom, since pics done I have moved cot along the window which gives much more floor space but may look to swap rooms around with daughters (not sure how we'll that will go down though :-))
Would be reluctant to remove drawers as that would just leave a bed in, this could make it look less useable as a room?
Will pop along to florists to get some nice flowers this morning as good idea and cheap fix.

Think FancySpaceGloves' idea is great. It wouldn't cost that much. Then take the chest of drawers out. Job done! The feedback is all about space, so it doesn't sound like it's warmth that's a problem. I think your house looks lovely.

No advice but I think your house is really lovely. Bright and airy. Nice garden. It's a bargain, small flats cost more than this where I live!

Def a floor plan. I always look at to see where I could potentially extend/ add/ knock walls down if needed.

Def a single in cot room, and 2nd bedroom is that a toddler bed? I would want to know how a full size single or even double fits. Most 3 beds have x2 double rooms and a single.

Can you even just borrow/ buy a full size mattress even I just for photos. To have in bedroom 2 and 3. Can you fit a double in bedroom 2? If so take your mattress off bed, put in 2nd and dress up nicely just for a photo then move back.

I would be tempted to move baby cot into your room and leave a single in that room. As someone who still has our toddlers in cotbeds in our room I would like to see that a cot at least can fit nicely in main bedroom, especially with the current recommendations that baby sleeps in your room at least 6 months

Dress rooms a little as others mentioned. No need to buy things but a dish/ bowl with some oranges in on table etc makes a difference.

Also I would make sure lights are on/ photos taken when its light/ sunny out if possible.

Oh and 2nd sofa looks like it hasn't got enough room, can that be rearranged? Ie would it fit where tv is?
