Thoughts on my house

Looking to sell our house, had 5 viewings in 5 days so seems to be doing ok but feedback from 4 viewers is it's too small, can't do anything about that!!!seems to be priced right for similar properties, what are your thoughts.

The only two things I would suggest are (1) the sofas and tv layout makes the room seem really cramped and(2) id get a single bed built ontop of the bulkehead with storage underneath. Sort of liike a cabin bed but half of the underbeath is the bulkhead.

But only if its still offer-less in a month.

I agree with needing a floor plan. How do you get your duvet cover changed without walloping your chandelier in the bedroom, that's what I'm wondering

personally, I would get a new agent. Anyone who doesn't provide a floor plan, and who takes photos at dusk really, doesn't know how to sell a house. I wouldn't even arrange to view a house that didn't show a floor plan, unless it was on my absolutely street of choice.

I once sold a flat above a cafe (a proper caff) and after I ditched the first agent I said to the second that I didn't once want to hear 'it's lovely but above a caff' as a reason for no offer, as there was bugger all I could do about that, and they should be making that clear to potential buyers before they even viewed it. They sold it for the asking price!

I think your house is lovely as it is - people buying/viewing in your area are usually aware of the size of house they are looking at, as they are aware of the 'type' of house available in the area, perhaps the agent needs to be more careful with the viewers expectations.

Your house is the same design as mine.

We have the bulk head in the 3rd bedroom when we 1st moved in I made it in to a seat with a covered piece of foam and bright cushions and a bookshelf next to it.

But now we have had a local joiner make a wardrobe over it so you still have the floor space to use.

The rest of the house looks lovely though the only thing I would maybe change is the lampshade in the living room as it looks like you may have to duck under it and that gives the impression that the room is small but it maybe just the angle of the photo.

I agree with wineandchoccy about the lampshade in the living room but I didn't want you to think I was obsessed by lampshades! It does look out of proportion and may make the area a bit claustrophobic.

You have such a nice house :) I don't think it needs any more decorative accessories.

Agree with the comment a pp has made about the sofa layout looking a little odd. Do you really watch TV sitting sideways on? I'd get a crick in my neck!

Also agree with the large lampshade being a problem, something smaller and more neutral would make the room seem bigger - Just a beige one from Tesco would do and then you haven't spent a fortune.

I'm sure someone will snap it up soon, it's lovely.

Firstly, your house is beautiful and secondly anyone looking at that design of house knows that the third bedroom is technically a box room.

Can you "fake" a wardrobe, ie if it is free standing one then you could just cut out the back and slot it around the bulk head? In these type of properties lots of people have a bed built into the space over the bulk head so you could suggest that to buyers. My neighbour built a desk along that entire wall.

I think the other issue is the lounge, so if it were my house I would have the sofa where the tv currently is and the tv to the right of the fireplace.

I think by having the sofas pushed against the wall it suggests the space it tight, it isn't it's just the way it is presented.

Do you have all your clothes in bedroom 2 as I can't see a wardrobe in bedroom 1.

I think people lack imagination when it comes to viewing a house and need things suggesting to them as to how it could work for them. Like I said, your house is lovely, beautifully decorated and maintained.

If we don't get any offers in a month I think we will look to do the bed option above the bulkhead, thanks for all your comments, it's reassuring that you you it is presented well, just need that elusive buyer to make us an offer

Just echoing what other people have said really:

1. Pics look gloomy even though I'm sure it isn't; the time of day the photos were taken is the only thing wrong with them really.

1. Splashes of colour in the more neutral rooms would really liven it up but you can do it with fruit and flowers.

It's lovely - I love the way you've done the deco in the kids' rooms especially.

Hallway looks nice and spacious. I always notice hallways as I have 4dc one of which is in a pram/pushchair.

Kitchen and bathroom both lovely, again something that's top of my list when house hunting. Decor is very nice, nothing off putting there. The only down side I can see is the bedrooms with the toddler bed/cot - some people may not be able to see that a full sized bed could fit in the space.

We have the same box above the stairs in our smallest room. One option we are considering is having a single bed made to rest on top of it so that the box forms part of the bed's base.
