Dishwasher or Tumble dryer?

If you where renting a Three bed house would you prefer a dishwasher or Tumble Dryer? Its a very small kitchen so no room for both unfortunately. Plenty of drying space outside though. I am a LL and need to buy either one or the other, no Tennant yet. Grateful of your opinions here.

The tumble drier is not in regular use, and not at all between May and October

But in the interest of YOUR property, would invest in a washer drier rather than just a washing machine, to reduce clothes drier indoors.

washer driers are a bit crap though (and I have one!) - I very rarely use it, normally only if there has been bed wetting/puking incidents

As a landlord I would consider the problems of condensation and damp caused by tenants drying washing on radiators in the winter and probably install a tumble dryer.

As a tenant I would prefer a dishwasher and I would dry my washing on a drying rack over the bath or using a mumsnet type heated airer.

Thanks for fast replies my instinct was dishwasher, I have already bought washing machine. I know I would miss my dishwasher.

From a tenants perspective, a dishwasher is a must.

However. As a landlord, I would not want the damp from clothes drying indoors. It is my house, my investment, and I rather that the tenants washed their own dishes than drying towels and bed-linen indoors.

Think the previous owner had very small dryer under the stairs, which makes it difficult for seeing the meter but saves damp washing everywhere in the winter especially.

Which gas provider are you with? British gas and Southern Electric install free smart meters for their customers. No need to look at the meter, it reports directly.

I had to buy dehumidifiers for my tenants, rather have bought them a washer drier then....

I wouldn't rent a house without a dishwasher! If I rented a house with a tumble dryer, I wouldn't use it.

Washer dryer and dishwasher.
Our washer dryer has lasted 7 years so far, only once did we have to have the element replaced, other than that no issues. Its fine - dryer takes a while but its better than risking damp by drying everything on the airers IMO.

Tumble drier. But then I seem to always have washing to dry. Are you likely to be renting to a family with small kids? If so then a tumble drier is probably better.

Really warm house have installed extractors in kitchen and bathroom and vent in lounge as house was too sealed! A mould breeding ground waiting to happen. So fingers crossed it stays dry an mould free.

Tumble dryer definitely! I was considering a dishwasher at home but once I saw the price of the dishwasher tablets against the cost of washing up liquid I was astounded! I hate having the washing drying on radiators and airers and the resulting condensation and mold, I also worry about the effect on DD's health
