Dishwasher or Tumble dryer?

If you where renting a Three bed house would you prefer a dishwasher or Tumble Dryer? Its a very small kitchen so no room for both unfortunately. Plenty of drying space outside though. I am a LL and need to buy either one or the other, no Tennant yet. Grateful of your opinions here.

If you ever experience a day of a child vomming nonstop with rotavirus/norovirus, you'll be soooo glad of your tumble drier… a godsend for families with bedwetters too…

I have a 3/4 size dishwasher - are you sure you can't have both?
If you can't I would put the dishwasher in though ...tenants can always buy their own tumble and put it somewhere else maybe ...a condenser doesn't need plumbing in etc. just a plug socket.
I (much to my mother's disgust) have my tumble drier in my bedroom - moved there when having a new kitchen fitted - and just love it being there.. it warms the room, lovely big surface (bed!) for folding and sorting, some things can go straight in the drawers...
Did have a space for it in the kitchen - I've put an overflow undercounter freezer there...

Unless you are expecting a high turnover of tenants why not wait until you have someone for the property and ask them what they would like? Your prospective tenants may already have one or both items already. If i had neither i would go for a dishwasher though.

Tumble drier or washer drier. Makes a huge difference to damp and mould in the house.
A dishwasher just saves you a bit of work.

Mostly that's a good idea. Lucky least your tumble dryer warms the bedroom but my mum would be horrified too.

You made up your mind already, but I would have said tumble drier. I had the same dilemma in our current house, it's a large kitchen, but weird layout so decided to go for tumble drier. Best decision ever, I secretly laugh when the neighbours have their washing out in summer and it rains. Tumble drier definitely used daily throughout the seasons. I know massive electricity bill It's not too hard to wash a few dishes after every meal, but when you want to keep on top of laundry like me and do one load at least a night, then you need a tumble drier to have it all clean and ready again for next morning.

Unlucky. Utility room! Now there's a room to get exited about, hope its got a pull down airer thing as they save a fortune on drying cost and if you have to use tumble dryer and it not vented out, it dry's the clothes hanging above bonus!

Definitely a tumbler! Clothes drying everywhere make the place look a mess and can cause damp

I would begrudge paying for the electric to use the tumble dryer. Dishwasher is cheaper to use

I will get the tape out and measure up... not sure I will be able to as not huge, has boiler on wall too so might not be able to tuck it away ... but def will look into it ...Smile
