Argh had further 2 notes of interest today and one says they are going to offer so estate agent phoned earlier and said she would let all interested parties know that offers are going to be made, so been waiting all day on further phone call but not a sausage yet :-0 I'm so stressed

Every step is torture isn't it? You are a step ahead of me-I would love to have notes of interest, but I can understand the pressure of waiting for them to turn into offers.
Two people on the weekend seemed keen but heard nothing since. Wish I had something else going on in my life so I could think about something else!

Can I join in? Just put our house in the market as we're relocating a couple of hours away from here.

First viewing tonight and they didn't turn up. Gutted.

My house has never been so clean and tidy though! God kniws how I'll keep it at way in the school holidays.

Argh. I'm terrified we're making a big mistake buying before we sell, and the vendor has got himself into a tizz and is calling everyone every three days to panic. He's obsessed with the moving date (rather than the exchange date) and has got a date in his head that just won't work for us, so we're going to have to go a week earlier than we wanted, and pay all the extra money to have the house sit more or less empty for an additional week.

Looks like we're going to be 'moving' for a month!

I've just had a wake up call from our buyers surveyor asking if they can come on Monday at 9am. Less than 2 weeks after putting the house up for sale!! I'm panicking now.

We need to find somewhere to buy. i don't think we are going to get the house that we love, its way overpriced (100k more than any house has ever sold on that road... Even bigger houses during the last property boom), we won't pay any more than we think its worth but I feel they're going to be stubborn and hold on for a while, and no doubt reduce it to a realistic price once we've moved into somewhere Hmm.

Oh god I can't face moving in with the in-laws or even my folks until they do. So the search continues.

Oh congrats to wonky, Jayne, dog and 50 shades!! So good to see great results finally.
Well we're deep in the hell of trying to get the flat ready for photos and open day. And then yesterday I had a call from the EA to say someone had seen the Sale board (I'd not even seen it at that stage as it wasn't there when I left for work!) and was desperate for a viewing! Apparently the buyer is only interested in 3 streets and ours is one of them. Cue frantic panic from me thinking of what a mess we're currently in, but I've managed to defer them until the afternoon of the photo shoot so the place will still be pristine.
Now, I know I'm counting chickens etc but what if she makes an offer? Anything less than the asking price and I'm fairly certain we'd still go ahead with the open day to test he market but what if its asking price?? Would you still go ahead with the OD anyway and see what else you can get to start a competition? It all feels very mercenary and I'd hate to be in the buyers position but we need to get the best possible price to have any hope of getting the next place. Argh!

Thanks whonicked you're absolutely right and I've calmed down a bit after speaking to DH. Money is just very very tight right now and every day costs, and counts.

Not sure if I mentioned it before but we're in the fortunate position of PILs being able to lend us money in the short term (REALLY short term - they need it to refurb/extend their new project home). It means we can pay them back when we sell our house. But it really puts pressure on to sell!

Worriesome - I would definitely still go ahead with the open day. You really want to get a good idea of how your house sits in the market and also line up a few potential buyers if possible. We had lots of viewers who were "only looking at our road", "your house is ideal for them" etc etc before and just after we went on the market. None of them came to anything. And even if an offer is made, in this market I wouldn't stop marketing until you have seen evidence that their finances are in place.: there have been too many horror stories on MN! Don't want to sound negative, just realistic. Really good luck with the open day Smile

Woo hoo had our offer accepted on lovely new house had to pay 1.5k more than we planned , we were going to walk away but decided we would be devastated if someone else bought it so we will find the extra money.
So fingers crossed it all goes to plan.

Today we should be moved into our new home...
Removals were booked, boxes everywhere,
Then last monday ea called to say exchange will not be going ahead as our buyer has pulled out.
Devastated is an understatement, we accepted the offer in april and its all fallen throught with 11 days to go.
So very sad

We are slowly unpacking and getting things straight but still not found my clothes! Everything feels like chaos but at least we are in! I do feel for anyone else just starting or in the middle of the process. It's so true what they say about moving being one of the most stressful things in life in so many ways!

Congrats to all our movers, I would love to be in box city already.
We are waiting on the valuation from the mortgage company to come out, they were supposed to make an appointment with us by yesterday. I'm getting antsy.
I have a lot of furniture to get rid off, but don't want to find ourselves living with cardboard boxes if the sale falls through.
Giving myself a headache here.

We waited until completion before getting rid of any large items. We decluttered before but I wasn't prepared to risk losing another sale and then being stuck with 'gaps'.

It did mean a frantic rush between exchange/completion but it was definitely the right thing to do for us.
