Viewers have told me my brochure doesn't show my house off enough

It has been on for 6 months and we have dropped the price recently so have had viewers over the last fortnight. They have all consistently said "Wow, I never expected this, it is fantastic" when coming into the kitchen, they say the details make it look narrow. Also, the upstairs playroom/study is full head height and all were surprised by this too.
I thought the brochure was really very good. What do you think? The kitchen is not a narrow galley type kitchen by the way.

Being really picky, but I don't like the description on the details. The wording is a bit naff - 'about 0.35 acres' and 'public rooms' bother be although I can't reason why!

I know what you mean. I was just rereading stuff and came across 'the well kept policies of the Atholl Palace Hotel'
I agree about 'public rooms' as well. Aren't they normally living areas?

Yes, or reception rooms. Assuming that its not a public house, that is!

I think "public rooms" is pretty standard in Scotland.

I will be honest here and say I think the internal pictures are, for the most part, unflattering. Something is not right the way the light looks in the kitchen, the playroom picture is odd, and as others have said, there is no flow to the sequence. It seems strange not to have at least one bedroom picture. The overhead picture of the living room is lovely but that big white blanket throw thing in the sofa is sort of distracting. On the upside, it is on the whole a very lovely house- the brochure wouldn't put me off coming to see it!

I can't tell what the function of the room in picture 7 is. I generally agree with what the others have said about the pictures. I think your house is lovely though :)

I got the viewing statistics back from the estate agent. I am number 2 most viewed in area!! Thank you ladies, they must be wondering what is going on Grin
I have spoken to the agent and she is coming back to retake the pictures. Though she did say "pictures of bedrooms are usually just a picture of a bed" Confused
I dejunked some more and think I need to join the minimalist thread!
Katy is pic 7 the stripy carpet room? I can't remember. It is a mezzanine and we use it as a playroom/study. Believe it or not, it is full height, you can stand comfortably in it. You really cannot tell that from the pics though.

I am glad to hear you are getting the pics retaken. I took another look back through and a general comment is that in many of the rooms, the angle appears to be that we are looking at the back of a chair or sofa. In the overhead living room shot we see the back of a sofa AND the back of a rocking chair. Is there a way to stage it so the room is "opened up" a bit? (I'd move the rocking chair anyway).

I don't know why some estate agents are so mean with the number of pictures, especially where a house includes some garden ground. Yes, you want to leave it to people's imagination but you also need to give enough of a flavour so that folk can sort of fall in love with it from the pictures. And when I sold recently the shot of my bedroom included the bed, the big lovely window with integral seat, the wall press and gave a feeling of the dimensions. "just a bed", indeed. Good luck, hope the new shots are good!
