Viewers have told me my brochure doesn't show my house off enough

It has been on for 6 months and we have dropped the price recently so have had viewers over the last fortnight. They have all consistently said "Wow, I never expected this, it is fantastic" when coming into the kitchen, they say the details make it look narrow. Also, the upstairs playroom/study is full head height and all were surprised by this too.
I thought the brochure was really very good. What do you think? The kitchen is not a narrow galley type kitchen by the way.

I am glad to hear you are getting the pics retaken. I took another look back through and a general comment is that in many of the rooms, the angle appears to be that we are looking at the back of a chair or sofa. In the overhead living room shot we see the back of a sofa AND the back of a rocking chair. Is there a way to stage it so the room is "opened up" a bit? (I'd move the rocking chair anyway).

I don't know why some estate agents are so mean with the number of pictures, especially where a house includes some garden ground. Yes, you want to leave it to people's imagination but you also need to give enough of a flavour so that folk can sort of fall in love with it from the pictures. And when I sold recently the shot of my bedroom included the bed, the big lovely window with integral seat, the wall press and gave a feeling of the dimensions. "just a bed", indeed. I got the viewing statistics back from the estate agent. I am number 2 most viewed in area!! Thank you ladies, they must be wondering what is going on
I have spoken to the agent and she is coming back to retake the pictures. Though she did say "pictures of bedrooms are usually just a picture of a bed"
I dejunked some more and think I need to join the minimalist thread!
Katy is pic 7 the stripy carpet room? I can't remember. It is a mezzanine and we use it as a playroom/study. Believe it or not, it is full height, you can stand comfortably in it. You really cannot tell that from the pics though.

I can't tell what the function of the room in picture 7 is. I generally agree with what the others have said about the pictures. I think your house is lovely though :)

I will be honest here and say I think the internal pictures are, for the most part, unflattering. Something is not right the way the light looks in the kitchen, the playroom picture is odd, and as others have said, there is no flow to the sequence. It seems strange not to have at least one bedroom picture. The overhead picture of the living room is lovely but that big white blanket throw thing in the sofa is sort of distracting. On the upside, it is on the whole a very lovely house- the brochure wouldn't put me off coming to see it!

Being really picky, but I don't like the description on the details. The wording is a bit naff - 'about 0.35 acres' and 'public rooms' bother be although I can't reason why!

Yes, it is in the brochure. Looking lovely too!! That is new. I think that a lot of potential buyers are only looking at the first page on the website and are not bothering to download the brochure?

I think photos of the bedrooms or at least the master bedroom would be a good idea and the view as well. I agree with others though as the angles look a bit funny in some of the photos like the playroom ceiling does look low. The bathroom looks a bit cluttered too.

On the plus points I love your living room and the kitchen is huuuuge! I also like the bathroom and I'd keep the colour scheme in there :)

I don't have to do it ASAP. Really looking properly at the web page is making me think that it is just making things worse. But I have had renewed interest at this price. We had it on at market valuation but dropped 20,000 because no one was viewing.

It is really bad isn't it? I am on the drunk thread tonight, think I might have to drown my sorrows I never realised there was none of the garden............ I am really angry with myself! The garden is lovely too. Big, we aren't gardeners but we manage to keep on top of what the previous owner did. It has a lovely stream running through it.

Yes, I spotted the cleaner when it was in the brochure! I think that the kitchen looks cluttered and it really wasn't. Funny how you see things differently after some comments. I am really pissed off with myself for not really realisin. The printed brochure looks better but most people look at the internet these days.
Thanks for the compliments too. That was another inicator that the details weren't right cos there was 100% agreement (and surprise) that it was a lovely family home
