Hi have name changed as don't want to be outed but I am hoping for the wisdom of Mumsnet. We have just gone on the market and I was hoping some lovely MNetters might do a critique so we can pre empt any buyers concerns as it were. Fresh eyes are always helpful as are all opinions.

Thanks. I guess it is just fingers crossed now. The London market seems to be very active at the moment so hopefully that will help us.

There are pics of both reception rooms and the kitchen on there. I will see if the agent can put pics of the other rooms on? Mybe they have to pay per pic! Would your concern be that the other rooms ate dodgy in some way?

At the risk of outing myself back I know the house and you've done an amazing job on it. An very Envy and if we win the lottery this weekend I'll pop round with an offer!! I think it's quite a bit over what the other houses on the street have gone for but prices here seem to be shooting up - we got our flat valued recently and were shocked at what they thought. Yes if I can't see all the pic, I think the rest is dodgy like avocado suites and 70s wall paper with water damage!
So it is not 3 receptions, it is 2 + a giant kitchen/diner,
No picture of the en-suite, but 2 pictures of the front which is a bit pointless.
It is a lovely house and I love your taste but what is missing is worrying.

It is lovely but i agree about the sofa in the kitchen - it doesn't go with the rest of the decor and looks studenty!

Thx lemousquetaire that is helpful to know!its def not avocado suites so will see if the agents can add a few pics. Not sure why they have two of the front either. Hadn't noticed the 3 receptions either, I suppose if you look a the floor plan that clears it up a bit.

Hmmm....

The only thing I dont like are the pictures, they are kind of a bit overstretched. The photograher has used a lens to gain maximum size and it kind of makes the kitchen units look stretched, doors and photos too. When I see this on the details I automatically think the house is a bit squashed and cramped and the estate agents are trying too hard to make it look spacious.

But its beautifully presented - good luck !

I agree with others, you need a picture of every room otherwise people wonder what you're hiding! Any chance of a clearer floor plan as well?

I think they have done the best they can with the floor plan as its quite a tricky layout and actually on about 5 different levels with stairs gong up and down. I think that's one of the nicest things about it but it is hard to convey on a floor plan.

I think the lack of bathrooms for a house of that size would be a bit of a drawback - there doesn't seem to be a loo in the ensuite and nothing at all on the top floor. Does the bedroom on the right hand side of the second floor open into the loft room and can the loft room be used as a bedroom? Might it be worth getting plans drawn up showing how some of that space could be used as another bathroom?

It is very nicely presented though.

It is a truly beautiful house, and I would think twice about selling it if I were you and you are genuinely only selling it because it is too big for you. I think you get used to a certain amount of space and it is hard to downsize.

Looking at Rightmove, here are the things that immediately jumped out:

  • It only has two toilets and 5 bedrooms. In particular, there is no toilet on the second floor. It does say that the second floor could be developed further, I would want to know if a small bathroom could be realistically put in here.
  • I would like better photos of the kitchen. The angle of the picture and the lens used makes it difficult to see what storage is available. The open shelves make me think there isn't enough cupboard space.
  • This is a personal dislike, and probably won't be shared by anyone else, but the ivy on the front of the house. It makes me think of bugs. I appreciate that the vast majority of people will think it looks attractive!

Do you honestly want to move? It is a lovely house in a good location. I love the stained glass windows too.

An EPC of F is a bit of a worry in a house of that size and the garage looks very similar to one that my aunt had that was solid asbestos (I know that you don't have to worry about it unless you damage it but I still wouldn't want one in my garden).

Completely agree that the agents have gone too far in removing your personal effects from the photos. It looks very self-consciously staged and that puts me off as a buyer but that is just me.

Oh my word your house is just beautiful. It will be snapped up, I predict.

Is that duvet cover in the bed room from John Lewis? I was eyeing up that one or very similar.

I am personally not wild about the cork stool but only because it sort of obscures the bath and I think the lines of the room would be cleaner without it.

I agree with wanting more pictures.

But just generally fabulous. Drool.
