Hi have name changed as don't want to be outed but I am hoping for the wisdom of Mumsnet. We have just gone on the market and I was hoping some lovely MNetters might do a critique so we can pre empt any buyers concerns as it were. Fresh eyes are always helpful as are all opinions.

Can I just say that I agree with your estate agents' strategy of only taking pictures of the key rooms. Too many pictures is an overkill IMO. Also this way you entice buyers to come and discover the rest

Lovely house but doesn't look like a family home. Reception space looks small compared to bedrooms, poss have a bedroom styled as a study/spare room? nTake out picture with spiral staircase, set up is odd o don't draw attention to it. Why no picture of the loft conversion? Is It actually not a very liveable space?

But seriously, you have a lovely house!

Love it and I like Forest Hill a lot. Vanessa Feltz calls it 'The Hampstead of South East London". Can't quite go as far as your asking price but would you consider £250,000? Grin

It's lovely and I don't personally think you need to change anything about the advert. Spiral staircases are very London, don't take out the picture. It adds a quirk, which is attractive to people wanting something a bit different. I'd book a viewing if I was looking in the area.

If it doesn't get snapped up think about applying for the loft conversion permissions. Having planning in place is a good selling point as buyers don't have a question mark over whether they will be able to do the work.

It looks a lovely house but I'd be pissed off at the poor EA's "skills".

Why oh why take photos of the kitchen then go on to the bedrooms then outside then back to the kitchen then back to the first bedroom (or something like that). You're paying them a lot of money and they behave like flippin amateurs.

it's a gorgeous house. Looks in great condition and well presented (no clutter). My only suggestion would be to add some potted plants and flowers - both inside and outside to give it some life. I think the agents may have gone a little too far in de-cluttering. I think plants and freshly cut flowers really bring a house to life, as do bowls of fruit. Good luck with the sale.

I think it is a lovely house and well presented - ie looks fab and you can see the gist of what you are getting . BTW DH and I recently moved from a large (albeit terraced not detached house) to a much smaller one as it was too big for us, so whilst your house is beautiful I understand the motivation . .

Just a thought - I understand why people say that they would like more pictures - however when we sold ours the EA said (and he wasn't a rubbish fly-by-night chap) - "give enough to show the gist of it - you don't need a picture of every room / nook / cranny " . He may or may not have been right , but we sold ours having done that . Just a different perspective.

FWIW I think generally in London people know the road / area they want & the size and if those two match the price (and they can see the condition ) , they will come and view . EA adverts on Rightmove etc IMHO are just to get feet through the door . I think your details here will do that . Only my opinion though - obviously most others disagree with me.

Good luck - I don't know the area , but if you are in the ball park with price I think someone will snap it up as their dream house. It is lovely.

stunning. But to be picky, I hate the mismatched windows at the front.
I take it the upper floor are UPVC?
The central bay in the top floor - the proportions of the panes in the top half are all wrong . Ie they are rectangles with the long axis horizontal. That never looks right.

I am sure you can just ignore my comments , but I really notice windows. they can spoil an otherwise beautiful property.

Selba I noticed the windows too. I actually think they are timber replacements but the proportions of the dividers on the bay are wrong.

Its a nice house, it's a tiny bit bare for me. I wouldn't add much but it feels a bit lifeless in the reception rooms. The flowers in the kitchen perk it up a bit.
I think the pared back nature + the lack of curtains makes it feel very developer-ish.

I'm sure you'll have no problem selling it in London.
Our new house is a bigger version of this but thankfully for us with a northern price tag Grin

OP Im sorry if it was negative of me to point out the windows. I always notice them straight away especially in old, beautiful homes such as yours. I really don't know how modern window companies get away with such a lack of respect for proportion.It's as if they have no artistic eye at all.
The Georgians got it right !

If it's hard to convey on a conventional floor plan you could always ask the agent if they have another way of illustrating it.

Obviously you have put a lot of thought into your lovely house. I am sure it won't be on the market long. However if I was being very picky I do think though that the garden lets it down a bit. It appears very bare and boring on the photos. How about a view of a seating area near the house?

Wow, that is a fabulous house! I agree that it looks a little self-consciously styled, but that's a very minor point.

If I had the money to buy your house (which I don't) I'd want to know what the square mtr is and what the energy rating is.. that is standard info where I live. The floor plans are too hard to take in.

Maybe you could paint that garage pale grey. And a bit of green in the garden. BUT that is nit picking. It is a gorgeous house. What are you moving to!?

Selba you have got the wrong end of the stick with the windows I'm afraid Wink they are all the original, no nasty UPVC! All stripped back, resashed and repaired by my own fair hands! The whole row of houses have the same arrangement. The Victorians obviously disagreed with you! The darker pane is where the previous owner added some coloured glass.

I might ask for a different pic of the garden as it does look a bit bare which is a shame as there are lovely beds of lavender and shrubs around the patio.

Lovely house, but why duplicates of some pictures?
Think the reception rooms both need some plants, as a little lifeless. In fact I would raid a local nursery and put some in hall as well.
The photo of the bedroom with the mustard headboard has been taken at a very weird angle. The only thing that catches your eye is the back of the mustard headboard and there are two of these shots!
The stool in bathroom looks a little out of place, and bathroom could perhaps benefit from a little colour too.
The sofa looks a little odd in kitchen, and the de-cluttering has gone too far in my opinion.
Having said all that, a fabulous house, just a little too bland and staged.

Good luck with selling, don't think it will be hanging around very long.

Your house is stunning. Agree with other comments, a few pots/troughs under the windows with some colour. Make them heavy and no one will borrow them
Can I ask what colour you used in the bedroom with the blue roman blinds, its just what I am looking for ? Grin.

Lovely house but ask the agent to take out the duplicate photos and I would add a few things for extra colour for viewings - a bright coloured towel in the bathroom, flowers in rooms.
