URGENT - Offer advice please!

Ok, long story short.

We have got a no chain cash buyer for our property - supposed to be moving in 4 weeks.

We have pulled out of the house we were purchasing (not great HB survery) and are frantically looking for something else.

We are viewing 2 this afternoon;

1 x semi, 3 beds, looks very nice, good cul de sac location on at £160k

1 x det 3 beds, also looks nice, not so good location, no chain on at £185

What is the lowest we can offer without sounding rude/offensive????

We have no chain buyer and a mortgage agreed and want to move FAST

That's why I went with my first Estate Agents. 9 weeks 3 viewings (2 of which i did myselfHmm) & pretty much no communication later I gave up all hope with them. They simply weren't putting the effort into selling the house. I am now with an agent that is VERY pro active & have had more interest in just over a week than the entire time with the others. Their fee's are almost double the first lot, but the first lot would never of got me a sale. Dont allow loyalty to cloud your judgement. There's no time to waste. The market will cool off soon.

Anything, Becaroooo? We have agreed to go to the price the vendor wants as long as she agrees to complete quickly. She is currently mulling that over

Thats fab PJ Congrats.

Ours was turned down Sad I'm not that surprised tbh..they arent serious about selling...we are no chain and offered them 5k under asking which round here is pretty good.

Oh well.

Renting for 6 months it is then we will keep looking...we dont want to make a mistake and buy somewhere because we are rushing and stressed...we did that with this property!!!!

Quick update;
Offered £172K on the 3 bed det (on at £185k) and they accepted!!!
Want us to complete 3 weeks today though!!!

Thanks Smile Am a bit Hmm about my solicitor, however, when I told her we needed to move fast she was quite positive and apparently its do-able.

My dsis who lives on the same estate cant believe we got it for £172k...

Hope so SP They have all our info already from the last house that fell through and our buyer is no chain cash buyer so fingers crossed that should help. I have been onto the back and they are sending the offer docs out next week and the company has sent the contract today via DX so......
