URGENT - Offer advice please!

Ok, long story short.

We have got a no chain cash buyer for our property - supposed to be moving in 4 weeks.

We have pulled out of the house we were purchasing (not great HB survery) and are frantically looking for something else.

We are viewing 2 this afternoon;

1 x semi, 3 beds, looks very nice, good cul de sac location on at £160k

1 x det 3 beds, also looks nice, not so good location, no chain on at £185

What is the lowest we can offer without sounding rude/offensive????

We have no chain buyer and a mortgage agreed and want to move FAST

When we were making offers I always had it in the back of my mind that we couldn't afford to overpay. Banks are being cautious right now and we knew that the valuation had to match up to the price we were paying. I'd far rather have a 'ridiculous' offer refused than to have an offer accepted, get the ball rolling and start paying out money only to have the valuation come in lower and have to walk away minus x amount of pounds because the vendor wouldn't renegotiate.

150k is too high. They will be expecting 135-145 initially. Don't worry about guts you don't know these people.

145k seems a bit arbitrary - why not open with 142k, if you are looking to start around that level and see what response you get? 142k seems a more real, considered figure?

Have offered £145k.

Didnt go down well with EA. He doesnt seem to think they would even accept £150k!!!!

Looks like rented accomodation for us Sad Dh not happy.

That's a shame. EA would expect to have at least an asking price offer though! (tongue in cheek). Chase him up on feedback from vendor on the 145, and have you popped your offer and phone number through their door?

Likely they will want the 160k based on what they bought for, work they may have done to the house, plus getting planning permission in place for the garage. Will take a while with no offers to change their stance. Have there been any other offers?

Not yet but its only been on a few weeks...not sure they are serious about selling IMHO.

Going to view some more this weekend. sigh.

sigh. Just put in an offer of £155k (dh loves this house)

Its the most we can offer bearing in mind the conversion that needs doing.

Oh, good luck! They'll be daft to hold out for exactly the asking price, I think thats less likely to happen these days.

Not sure....EA was very unmpressed with the offer of £145k....we cant go any higher so balls in their court..

We put ours on at 205k in July 10, reduced to 199k, then to 195k, then to 189k. We have just accepted an offer of 180. And yes, it sticks in the throat somewhat, but we want to move, so you never know!!!

We need to move asap and I have to say I have been pretty surprised by the reaction I have had to the question
"Bearing in mind our position, how quickly can you/would you be prepared to move?"

Invariably it has been met with "er, dont know/havent really thought about it"

I do wonder sometimes if vendors are really serious about selling......

oh, and ours was on at £150k and we accepted £130K!!! (no chain cash buyer)

We made an offer at 9am yesterday and the vendor still hasn't replied. It's part of a divorce and I'm, fairly sure she has no intention of leaving that house.

We have a cash buyer and their survey was done on our property this morning, so I wish she'd pick the bloody phone up!

Thats just how I feel SP Getting pretty pissed off tbh. Dont like the EA either but its a small village and they have a stranglehold on the area for some reason.

Estate Agents are a pain. Angry Mine made a stressful situation a million times worse yesterday by suddenly changing a viewing time for an hour later. I had to keep the kids out of the house for 2 and a half hours. It was a NIGHTMARE! I cant have them there & do the viewings myself because they're very anti the move & would probably say something to the prospective buyers, or at the very least mess the place up. :(

oh, thats terrible!
My ds1 (8) is also very anti move but ds2 (2) keeps shouting "my new house" whenever dh and I are looking at one on rightmove!!! Smile
The vendors on our last offer property were really unhappy with them....and I had to stop myself saying..."Well, go with someone else, then!!"
