We need to sell 2 houses- please give us your opinion on both....

Due to poorly mother and 'cosy'(as in cosy for 3 adults, 1 child and 3 cats!!) current home, we need to move ASAP- please look at links below and give me some tips on what we can improve xx

Sorry that your mother is poorly. Am sure much better informed people will make better comments shortly....but for me:
The 3 bed house - take the washing line down in the garden...it kind of dominates the pic of the garden.
The 2 bed house - declutter the lounge a bit (photos etc).

only advice is to clear kitchen surfaces of mugs, even kettle, toaster etc.. makes kitchen look better. If they are fairly priced they will go.

First house - looks like a nice starter home - second the advice to clear the work surfaces and also that notice board and framed photographs.

Second house looks fine the way it is. Can't believe the prices! Astonishingly good value!

In the little one get rid of clutter from top of wardrobes- it suggests that you don't have enough room.

Table cloth on dining table (house 1). Looks a bit stark. Move the sack from next to the doors.
Take microwave out of kitchen and REALLY declutter.
Ditto child's room.
Second advice to take washing line down.

IN the second house, the kitchen looks a bit dark - think the photographer could have done a better job.

ONly other thing is to maybe declutter the sitting room a little.

2nd one - puts some pots in front of house with small shrubs/whatever just to make it look a bit less stark

First house - lounge photo looks out of focus to me. would ask them to retake it - also fact all lights are on suggests that its a dark room, maybe better if they could retake photo from angle that doesnt show lights are on, iyswim.

kitchen - clear all stuff off top of cupboards, and as much as poss from worksurfaces.

washing line in garden needs to go!

2nd house - declutter lounge, kitchen and on top of wardrobe.

also agree, prices are incredibly reasonable. hope you find buyers quickly :)

Could you plant up the garden in the second house a bit? I always want to see floorplans but neither house seemed to have them.

Get rid of the couple in the last photo - just stupid.

First house.

Definitely agree re taking down washing line. It seems to take up the whole garden.

The photo of the sitting room isn't that great - it should be sharper and showing this room off to its maximum. From the dimensions, that's a really good sized room. The photo does not show this.

I would also suggest trying to angle the photo of the frontage so that it doesn't look dominated by the house to the left.

Kitchen does need to be decluttered a little. Take down some of the papers in the notice board. Remove the pans from above the units - for the photos at least.

Second house:

Just declutter the sitting room I think.

Good luck. Trying to sell 2 houses at the moment is going to be stressful.

First house, take the washing line down, mow the lawn and get rid of junk from the garden. Angle the photograph so that you can see the garden table and chairs properly. Show off there is great entertainment space in the garden.
Get rid of bag from dining room, position table better as it looks squashed into the radiator. What is that door? Can you get in and out of that room? Consider flowers rather than table cloth, it is stark.
De-clutter the kitchen.

Second house - major de-cluttering.

Agree with all of the above, if I was being super picky, the front of your Mums house looks quite dark compared to her neighbours, is it possible to paint the rendering white/cream so that it looks brighter?

One other thought...hope you've really negotiated well on the commission rate for the agent - he's getting two good homes to sell from you and it's easier for him to liase with just you rather than 2 different people so IMO his rate of commission should reflect that and be favourable to you!

I don't think the clutter is bad, hardly a deal breaker. People will be put off by the lack of bath and electric heating in house 2. Make sure that the pricing reflects this. I have followed a few houses in the same area and the ones with GCH don't sell when they are marketed at the same price as those without GCH.

Sorry to hear that you're having to deal with selling both houses at the same time. Very stressful for you!

I'd agree with everyone's comments so far. I'd also add that the child's bedroom looks very small from the way the photo has been taken. I'd also ensure that the cat wasn't on the bed - I'm allergic to cats and while it wouldn't stop me viewing a house, I wouldn't look forward to a viewing.

Agree with all of the above, but particularly de-clutter the living room in house 2.

Move the free-standing mirror in the bedroom of house two, as it reflects the patterned wallpaper and makes it look a bit 'busy'. Also move the chest at the end of the bed in house 2, as it is just sat there, and is also in the wardrove mirror. Move the things off the bedside cabinet. Maybe add some cushions on the bed in house 2.

The kitchen door in house 2 looks very heavy and dark, it kind of makes the room dark. Any options for this? Could you paint it, or even just hang a lighter voile or something over it. I look at that pic and think 'black door black door black door' before I look at anything else. Perhaps just a different photo angle would remove the problem?

House 1 - agree the table looks a bit stark, you could try a table cloth, or add some place mats.

Again de-clutter everything and get a better pic of garden in house 1 - it would be better to see the garden and patio/seating area together.

Both houses look great though, it's more the photos that can be fixed a bit.

Agree with, house #1, Dining room looks a bit stark.

Needs something to brighten it up, perhaps a nice table cloth and some fresh flowers to add a bit of colour.

Also agree with removing the washing line

Remove the notice board from the kitchen.

House #2 Take the easy chair from the front room...looks a little bit squashed in there.

Bathroom, Put all shampoo/shower gel toiletries/unused loo rolls away. Al you need on show is a couple of nice towels.

Again Fresh flowers on the table.

Other than that think it looks fine.

Ok, We have decluttered our house and I think the photos are amazing but I'm biased.....

It looks really nice -if I was going to be very pedantic I would say that it would be good to have something in the centre of the living room - rug? Coffee table? But sod it, I don't see why you should have to turn into an interior decorator to sell your house - it's clean, tidy and it looks to be in good condition. Good luck.

The family home looks good...just one thing though the black table with wine glasses looks lovely, but its a 3 bed family home, so if I was looking I would unfortunately immediately assume from that particular shot that there was no room for a family dining table. Have you got another table that you all eat around that could go in a picture?
