SO fed up - we were due to exchange and complete today

and now we're back in limbo because of all the debts secured on the house by the previous owners.

We've been going back and forth for 3 months solving various problems and were finally getting somewhere; all the searches were done, had signed and returned our contract, money in Solicitors Bank Account ready for today, and then it transpired that another charge was filed against the property on 17th Sep after initial searches were carried out.

It's such a mess. Now, unless the woman can get the charge removed (I have no idea how long this could take) the house could be reposessed and sold by the bank. We dont even get first refusal. Apparrently they don't even have to tell us whats happening and all we can do is keep an eye on the SOLD sign to see if they're re-marketing it.

It doesn't make sense. We have the money for it, ready, today. It's a decent price for the house so I can't understand why this has to happen.

Surely vendors should have to provide a full credit history regarding the house before they are allowed to put it on the market?

I was ok yesterday, but so I'm upset today. there must be something I can do, but I can't find anything out from anyone as it's nothing to do with us in the eyes of the bank and they have all the answers according to the sols and estate agent.

DC2 is due in just over 2 weeks......I should have known it all ended up a bit too neatly after all the crap.

That's what it's been. I said exactly that to DH, that I just feel like everything that's important to us is in the hands of other people - other people who don't appear to be particularly bothered what happens.

We're viewing 2 more places on Tuesday and there are 2 more which might fit what we need.

Today I'm drafting a letter to be passed on the the bank/recievers in the event of repossesion, a copy of which I'm giving to the vendor and both solicitors, just stating our position in all this and letting them know we're here and ready to proceed with a fast purchase.

Did you have any news with whats happening in your chain IHeartKingThistle?

Sounds like you're doing exactly the right things now. It's just so unfair that you're having to deal with this when you should be relaxing and looking forward to your baby.

We heard unofficial rumours that idiotboy at the bottom's mortgage MAY have come through on Friday but have had no confirmation of this so another anxious weekend.... daren't even hope tbh.

Well surprise surprise the mortgage offer wasn't there today and no-one managed to get hold of idiotboy's solicitor. Actually I think calling him idiotboy's too nice now, I might just switch to wanker.

Anyway, come 5.30, phone call to say the broker says he has the offer. We don't believe him for a minute. It's like bloody Groundhog Day, every day thinking it might happen...

So the final word is that idiotboy has the offer, but you're not banking on it? If he has got it this time though, ow long will it take from there?

Well, we looked at 6 properties on Sat, only one was a maybe, but too far out for the schools I like, and £30k more than the original house. We haven't taken ourselves out of the running for the first house yet as we may as well hang in there unless we something better. Called Sols today - both theirs, and ours weren't in - maybe because of the tube strike...maybe because they have nothing to report!

Anyway, viewing 2 more tomorrow morning. 1 is probably a no already, drove by and is opposite a primary school which isn't ideal - it's not even the one I'd like for DD so....but the second, on paper, has potential, so we'll see if it blows problem house out of the water!

Ooh also I did a bit of investigating (yes, I'm obsessed)and googled the couple we've been trying to buy from, 99% sure she works in finance which explains why she doesn't want to go bankrupt. I feel like a weirdo for googling them, but was just being nosey really!

Not a weirdo, I'd love to know what kind of person idiotboy is and if he has ANY IDEA what he's doing to us. And give him a slap.
Did you find anything about the exH? Did you find out whether you'll get first refusal on the house if it is repossessed?

EVERYTHING is ready apparently, if the offer is actually there we could exchange same day. But it just isn't there, is it? Why would it be there this time when all the other times have been lies? I just wish someone would level with us. We're the only ones in the chain with DCs, we've got the most to lose and no-one gives a shit.

Sorry to rant at you, I am upset! Did I mention that idiotboy went round to our buyer's house and MEASURED UP FOR HIS NEW SOFA at the weekend??? Like everything's fine???

It's definitely good to look at houses rather than rely on the internet; neither of the houses we have TRIED to buy this time blew me away on paper but loved them both when I went to see them. The one we are trying to buy is nothing like what I thought I wanted; it just feels happy, if you know what I mean.

Oh I am just going to cry...

Well if he's going around to measure up for furniture, why isn't he just as keen to get things sorted out? He's obviously making plans of his own and if no one else matters surely he'd get his arse in gear for his own sake? Another way to look at it is that it shows that at least he's confident - so the exchange should be soon xx

Well, we went and looked at 2 new properties today, one at the bottom of our price range, one at the top - of course, the top one was favourite (bottom smelled like wet dog and I trod in poo in the garden Blush ) - but this time I felt the more expensive house actually warrented the extra money. It was lovely, really spacious and just well laid out. It needs modernising and I think that DH and I will have to have a(nother!) discussion about pros and cons of sticking with problem house or going elsewhere. This one's more of a home for life whereas problem house is more of a first home iyswim?

We also went back to problem house to check if how we felt about it was the same. It was although the various agents we've spoken to over the weekend have all said that the road it's on isn't great - I think we knew that anyway, but it isn't the worst road either so....

Anyway today, as usual, there was a load of post on the floor and the agent has permission to open her post as she's gone up north. He found a letter from the Land Registry stating that this latest charge has been filed by the husbands official reciever - which apparently is good news, as this is just the bankruptcy showing up so that they get their half of the money once the house is sold, rather than being a new debt to be dealt with. We just need this confirmed.

SO in short now that it COULD be getting sorted - maybe we've seen something better Confused But it's not resolved yet so I think by Friday thngs will be clearer one way or the other.

Also yes, I found HIM on FaceBook and there were about 5 fellas with his name and I saw one and thought, I bet thats him (he had the look of a man who'd been up all night playing online poker! Grin) and I was right - it was him. But that's all I found out, what he looks like which doesn't really help at all!

So you're in a bit of a dilemma then moomin? Which house do you think you would have preferred if you'd seen them both at the start? What do they mean by it's not a great road btw? Some problems are worse than others!

And more importantly, do you think you unfairly judged the first house because of the poo???

Anyway we've had another farcical day, all ready to go this afternoon, then got told that although the offer is finally in, the mortgage amount on it is wrong. Dammit want to do emoticons but on dhs iPad and i don't know how! That would have been an angry one!

But it gets worse, turns out that the mortgage offer was right, but the 2,500 we agreed to drop weeks ago hadn't been Updated by all the solicitors. They just thought it was wrong and we coUld have exchanged today after all! Apparently. So now apparently we're set for tomorrow.
Im not believing anything. Heard one bizarre excuse after another. Our vendor apparently was livid when it didn't happen today. I wish my biggest problem was waiting a few extra days for a big wad of cash.

I did try and look beyond the poo and dog smell, but there were a few things. Like the whole road wasn't great. quite a busy road for one although I'd say that for that road the house we looked at was one of the best presented, but when I looked out of the window from the back bedroom, one neighbours big dogs were roaming around a concrete garden, and the rest were really overgrown and, it just wasn't right really.

I don't tknow what they mean about problem houses road. At the end of it there is a large carpark, which isn't actually accessible from 'our' road, and it's walled off. Before we put in our offer many moons ago, we visited at evening and night time to see if it was a gathering point or anything, but it was fine. We spoke to the neighbours who seemed nice and they said they have no trouble at all. At one end the houses look less well kept than at the other, but thats about it.

Anyway, DH thinks that we should stick with problem house, which is fine by me. I do love the house which is why we've stuck it out for so long. I was a bit tempted by just how amazing the second one would be, but when we went back in to the first, I could just see us living there. I don't know what it is exactly, but it just feels like it suits us.

It's terrible how much it takes over isn't it? I think your situation sounds like it's getting there though, they just need to hurry up! It's such a pain when there are things that are simple and delay things by even a day or two at this stage, because the last thing you want is anyone losing their rag and dropping out of the chain, and in our case we want to seal the deal before anymore of Mr Scruffs debts come out of the woodwork and put us back again! x

Same here. Our solicitor was on half day today so couldn't get in touch. Was about to say hopefully we'll know something by the end of the week but tomorrow's friday - again!

I know, and the weekends are the WORST.

Turns out the lender needs to provide written confirmation of the change to the amount. And so here we are again, being told 'it's in the post' every day. It was 'in the post' for 3 weeks last time Hmm

Vendor has threatened to rent the house instead. Don't know if it's the right thing to do but we've said we'll rent it from them until the contracts come through. Haven't heard back on that one yet. We just bloody need to move now.

Sounds like problem house is the one you can see yourselves in. I really hope you get it.

For gods sake - who is his mortgage lender? It's taking ages. Ours is with Alliance and Leicester who are apparrently renowned for being slow, but even ours didn't tit about that much!

But - it is good that you might be able to rent the house short term. At least you'll be in your area in time for schools, get settled and cut out the long journey stress you're dealing with at the moment. That can't be helping how you're feeling either. I only travel with DD 2 days a week and that extra early start makes her really grumpy in the afternoons so I can imagine how wearing it is to do it every day.

I hope they agree it and you can get going!

I just keep imagining the day we can stand in the new living room with a nice glass of champagne (although it'll end up being a cup of cofee!) and just.......exhale!!!!!! xXx

Can I join in? We made and had accepted an offer in May. We are still waiting to exchange. As we live in Belgium and the house is in England we knew it could be tricky. We had no idea of how fucking awful and long drawn out it would actually be. The horror should have been over last Friday. I actually drove from Antwerp to Dover to transfer some money, but here we are, a week on and no further along the line.

Well the worst has happened. When the bank were asked to reissue the mortgage they ran another credit check - guess what? He failed it. They have refused his mortgage. Our vendor has put the house straight back on the market.

And her estate agent has just emailed it to me as a property I might like to purchase. Sad

We're going to basically beg them to rent it to us. In the meantime ours has gone back on the market too but that could take ages as although this house sells very quickly it is old and we've already lost one buyer who got scared by the survey.

I can't describe how low we are tonight. We have literally no other options. We can't change the area we're looking in because of my job and the pre-school / childminder.

I basically feel like I've been punched.

Thats pants IHKT, i feel for you. We had loads of problems trying to buy/sell 3 years ago. There surely has to be some easier way than this shit system.

I too would get onto them about the renting option, also perhaps check out other short term rentals in the area just in case. If you can rent and therefore offer no onward chain, it might appeal to people enough to get past any concerns about the survey.
