A few moments ago. It is, sadly, about £10k less than asking price but still gives us about £30k equity if we accept it.

I really want to accept it and get the move back on, especially after the nighmares of the last year.

DH wants to think. He has asked the agents to do a finacial check on the potential buyers - apparantly they have no property to sell and are currently looking into whether to pay cash or mnartgage. lso to consider with agent whether to see if they will pay more.

But I really just want to sell...I know I should be more like DH, but I can't.

Already my heart is going mad, had palpatations and the stress levels have risen. daft I know; but been here before - 8 months of nightmare last time.

Please let this be okay, and for a sale to happen....

OOh I hope it works out Hula. We've just sold our house - we're buying a lovely 3 bed victotian town house. Can't wait to move. Last time I moved house was 1998, so the stress is kind of a distant memory. Hoping things go smoothly for me.

PS Are you expecting?!

It'd be nice if they will up their offer a bit, but TBH I just want it sold now. Then we can move on and make our own plans. And we really do have to be IN somewhere in the right catchment by December, so need to make a start to ensure this.

They have upped their offer by £3k and we have decided to accept

They are an older couple buying. She wants the apartment for during the week as she works local. He is a solicitor in a well known, repitable firm in Manchester. they have a large cash deposit, rest is mortgage and they are keen to complete asap.

Best go house hunting then....

Thanks. I feel very excited, and scared to death at same time. But these seem so much more reliable than our previous buyer, who always seemed a bit..well..dodgy. And we were right - he was. DH is about to phone him now to tell him we have accepted another offer now, so he is out of the game completely.

So, house hunting tomorrow

Agents been in touch again. Buyers are full steam ahead. They have got a very larghe deposit and a small mortgage, which is currently being arranged. They would like to try for a 4 week exchange, with completion quickly after that. He is using his own firm's conveyancing solicitors. DH (a solictor also) will be using his firm too - should be handy as everyone will be able to keep an eye on what is happening well on both sides. The sales documents are being prepared currently and will be sent out asap.

So, I have 4 weeks or so to sort out somewhere to live!!!

Now, best ask my mum about their spare room - well, you never know

Off house hunting today

1st choice right now is actually a property we almost bought once before. A 3 bed 3 story town house. With the added advantage that it is now being offered with £20k cash back, as the builders need to get off site.

2nd option for today is a 4 bed 4 storey town house which is lovely but very expensive and top of our budget.

My mum and dad are coming over to watch Mollie for us so we can look round properly.

I know - but think how little exercise I would need to do out of the house - will save a fortune in gym fees

TBH it isn't 4 storey properly. The ground floor is garage, garden room and utility. 1st floor is kitchen and living area. 3rd floor is master bed and ensuite, one double room, one biggish single room and family bathroom. Top floor is one attic room (would be DDs).

The 3 storey 3 bed is a higher bet for us right now though, as with discount it is about £80k cheaper. Although it is further out of town and means a bit of a longer commute for me. But now I finish at 2:15 two days a week it isn't so bad.

Decisions decisions...

Get a stairlift installed instead

I would say that a friend had a 3 storey town house and didn't like the way she couldn't be doing things inthe kitchen/whatever and watch her children in the garden. Just something to bear in mind

I know, we have thought of things like that.

But have really decide that we do like the town house idea. We are so used to not having a garden at all, so kind of used to it. The utility and garden rooms are down stairs so I can sit and do my work, and do washing etc (if I wish) when she is outside.

Our problem is that we prefer new properties, and we do love our apartment. We really want what we have here, but in a house and bigger.
